We stayed here for KU parents weekend because there were no hotels closer to Lawrence when we booked. Because there was also a race, the price was ridiculous. $885 for two nights. Yet for our nearly thousand dollar stay, we did not have an ounce of warm water for the entire duration of our stay. We tried showering in the morning and in the evening and never once had warm water. I let the front desk know about the problem, for which I was issued a brief apology, nothing else. He also let me know that it was a continuous problem that had been serviced the day before. If you know you have an issue with hot water, and a guest notes it’s an issue during their stay, some type of refund is warranted. I do not recommend.

Great place to stay for the Renaissance Fair. It is a very short drive from the fair. Restaurants are nearby. The Hotel was clean and the staff was friendly.

The property looks nice on the outside but the room smelled and the restroom was not in good shape. The tub was chipped in a few places and the pipes going into the toilet were rusty and there was a hole in the wall behind the toilet. The exhaust fan did not work well and we could not open the window because it was sealed with a board and there was no screen on the windows. With a little investment, this place could be really nice.

Needs attention

The hotel and room were clean. However, for a non-smoking room, there was a heavy smell of smoke in the room. The refrigerator, microwave and desk lamp wete all plugged into a power strip that was unplugged and required moving the dresser to get to. The shower had great water pressure, but the tub had no anti-skid strips and was a near deathtrap when wet. We also were not informed of, nor saw any sineage letting us know we would have no housekeeping for the duration of our stay...including refilling coffee. I'll probably try the Holiday Inn next door next time.

Wonderful Place…

This Hotel is one that if I’m in the area again, I’ll be booking here. The Hotel itself is very clean. The staff are very personable and professional. We stayed in the room with one king size bed. We were both very impressed with the room from the nice decor to the double doors that separates the “living room” from where we slept. The bed was so comfortable as well as the pillows, and sheets. They had ample towels in all sizes. The water stayed hot for us and it had nice pressure. It is located by the Highway ,but I’m not going to knock it for that. I did hear some cars ,but that’s par for having a convenient location. We didn’t try the other amenities, so I can’t make a review on those.
