An average hotel
Staff were very friendly but the hotel is in need of a refurbishment. We had a small room at the back overlooking a car park but other rooms were much bigger/nicer. A good option for a budget hotel slightly outside of the tourist attractions.
Interesting property. Slightly Fawlty Towers but great staff, beds and bathrooms plus big rooms. Fantastic. Would definitely stay again if visiting Edinburgh.
Slow check in where I had to phone the hotel before reception staff appeared - call bells on desk obviously havent worked for years and could be replaced. Room is spacious & clean, dated. The hotel used to be one of the local top hotels in the city and is showing its age - green stair carpet badly needs replaced as each step is worn

From the outside the hotel is charming but the rooms are very tired with bubbling wallpaper and paint chipping off the base boards, the shower base also flooded and had to be stopped half way through. The staff were exceptional
Restaurant food was good, small window no view, no air-conditioning, single beds, no fridge.

Cosy, comfortable, pleasant
Lovely room with view over park. Bed was comfortable and room was clean. Breakfast was good - plenty of choice. Dinner was excellent and staff were friendly and helpful. Hotel is looking a bit tired and could do with a bit of a freshen up but otherwise everything was fine. Good transport links into Edinburgh and handy for the bypass if travelling further afield. Would definitely come back again.
Great place - front desk staff was amazing. Dinning and bar staff a bit slow. Older place but historically charming.

We were delighted to be given an upgrade and to be on the ground floor. Specious bit tired room, although a nice bathroom. Carpet had rippled as it was not caught in the door gripper causing a trip hazard.
We reserved two rooms and stayed two days. While the hotel had a few things going for it, such as good curb appeal and an interesting history. The rooms didn’t look anything like the pictures on the website that we’d reserved. The wall paper was pealing and the carpet was stained and buckling. There were cobwebs in corners and one of the bathroom floors tile was cracked. The furniture was even dated and mismatched. It was all extremely dinghy and disappointing. I wouldn’t waste my money. Obviously, there must be some descent rooms to get good reviews but you can’t count on what you’re going to get. We had a lot of bus tours staying while we were there. We didn’t get what we paid for. We stayed all over Ireland and Scotland and it was the worst room accommodation by far.
Really nice hotel with a lot of character. Nice large room with a large en-suite. Good breakfast ( although i never did get any eggs) it was always empty and told they were coming. Nice bar with good selection of draught beer. Nice outdoor seating areas.Has local bus stop right at hotel to get into town center. Being an older hotel there is no elevator and has quite a few stairs to climb.Overall still worth staying to get the location and helpful staff.

Good location. A little scruffy and dated in places (decor) but hotel perfect for needs. Welcoming, clean and tidy. Nice breakfast. Easy parking. Not walkable to Edinburgh centre but easy 40 minute bus ride. Bus stop is just outside hotel.
