The room was clean and very well put together. Everything you need. The reason for the less then perfect review is because of two issues.One major in our opinion and one frustrating and not sure what the property owner can do. First was the bed.I’ve sleep on floors more comfortable.The double/full bed was actually two smaller mattresses pushed together.The uneven gap between them made sleeping terrible and the mattresses themselves were NOT comfortable to begin with. We did contact them and they responded quickly saying they would check into it but whatever they did made no difference. A thick mattress topper MIGHT have solved the problem short term. Other issues was noise from seagulls that roost at night outside. Horribly noisy! NOT sweet little pigeon or songbird sounds but a shrieking loud “what the heck was that!!?”noise. Earplugs are a must. I don’t know what the owners can do (if anything) but it’s worth knowing before you book. Maybe they are only there this time of year?? Between those two issues we almost went to a hotel for our last night to get some sleep.
There was no direct communication with the host, even when we called. All was handled via e-mail. Although we got all the information for entering the room, the lack of personal interaction was disappointing. Note no lounge or breakfast is available at this guest house.
My wife and I stayed here while on a three day tour and was a 10 minute walk from the coach drop off point in town. The owners messaged us access details the morning of the day we were to check in. Rooms are locked by a secure code and so is the front door. The room was very neat and cozy, and spotless. The area is quiet and there is minimal vehicle traffic in the morning and at night. One thing to mention to the owners is that two of our blinds wouldn’t stay down and kept rolling up, so the neighbours across the road would have had views from their second floor to our room. But overall a fantastic stay

Property is in a great location. Short walk to city center and a range of restaurants close by (although reservations were required at better choices and we couldn’t get same day reservations). As the website makes clear, property isn’t staffed although staff/owners available through phone/texting with no problems. Good choice for folks comfortable with figuring out how locks, shower and heat work.

Long stair flight Spartan. Directions not accurate for opening door. Information on breakfast. Very small room. Toiletries not good.
The Highland cow decorating scheme was very cute. The small room with dormer windows and slanted ceilings was quaint, with two twin beds tucked into angles. The bathroom was small but adequate, although we as Americans felt less comfortable with the electric shower so did not use. The name of the place is GuestHouse, so know what to expect - no lobby or onsite staff, check in is remote with key codes emailed prior to arrival. Parking is free, though the attached lot is small. We found this to be adequate lodging for a night or two, with close walking access to all the attractions of central Inverness. We did find this hotel overpriced for what you ultimately get though. It was a weekend night in Inverness, but we paid more for this utilitarian room than most other places on our stay.
Lovely property and the room was spacious, quiet neighbourhood in walkable distance to the downtown shopping and train/bus stations. The only drawback was the very fussy shower in the bathroom, even with the tiniest adjustments it was either blistering hot ir icy cold, nothing in between.
