As our arrival front desk, lady was not allowing us to obtain the Wi-Fi password since we were out of the country. Our service was not very well.
Our room that we had reserved was extremely hot when we got there there is zero towels for personal use also for beach use
The beds were horrible. There is no toiletry items. The mattresses and the sheets were about 22 years old. The property at the hotel was very untaken care of there is extremely amount of maintenance and cleaning to be done.
There is so much sand in the beds, which we understand. We are right beside the beach, but again that’s where the cleaning needs to fall into place.
I also reserved the location for four adults and a child and they refused to give us their breakfast voucher for the child since she was not included, but I had paid for the child. It’s just a lot of miscommunication no cleaning very un maintenance property. We have been coming here for years and it’s never been this way and this last time was extremely ridiculous. We will not be returning.
We stayed here for it's location and it did not disappoint. It's right on the public beach and its worth it. The rooms are very basic; keep your expectations low. Older reviews mentioned not having hot water but we had hot water shower both days of our stay. Yes, the water pressure is bad but we didn't care. It was enough for us. They provide basic breakfast: coffee/tea, bread, and toast in a nearby beach restaurant. We splurged and got fancy breakfast, and it was worth it. They had construction being done, looks like they are upgrading. Overall we had a very nice stay and would recommend. Just don't go hoping for 5-star quality and be disappointed!
I don't know why this property does not have a 9 rating. For this price point you get a big room and balcony overlooking the most blue water for under $100. Yes, some things are not brand new but I rather spend my money on this place and go enjoy my favorite restaurants around the island (Sonny's Pizza my favorite in the world). Oceanfront pool and nice staff.We travel here frequently to the island And our first time staying here. Will be back every chance we get.

The actual hotel and the Expedia photos are far from accurate. They also DO NOT have breakfast like they say. You have to walk down the street and down a block. They give you breakfast tickets for coffe, juice and toast. The rooms are dark and dinge. You can tell they are trying to up date the hotel but they just miss the mark by a lot. The staff are ok not great not bad. Only wifi is in the lobby. The hotel however is on the best beach and you get 1st dibs so that was worth it. Just an old ran down spot with 0 frills. No big deal just wish i knew before hand. We would stay again.
This is our second time staying at villa kiin, (4th on the island) the location is perfect! So close to the shopping and the beautiful beachs...there have been many improvements to the hotel and it looks ongoing...excited to see what is completed for our next trip... the beautiful grounds and pool area all were spotlessly clean...the staff were friendly and helpful....
The room we had #37 was spacious quiet and comfortable...the view fron the deck area was amazining! Always a nice breeze, some sun in the moring....never too hot for siestas on the hammock....
Our room was cleaned every day with fresh sheets and towels....it is clear the staff and owners care and are proud of this hotel.
Looking forward to our next trip already

This Has always been an adult only place. I love kids, The children that were here,
not cool. It’s not for everyone to have to listen to children screaming and yelling at their parents from early morning til now 9 pm. This has gone on all day!!
We loved the location, quietness of the hotel and so close to all places. The hotel rooms and service was great except that the balconies need privacy for sure, a divider bit higher, can be a bamboo or higher concrete. We were just so close and looking at each other when we sat in the balcony with our neighbors. Also, rooms needs a kettle for sure.
To be completely fair, the property has continuing renovations, restorations from hurricane damage. Beautiful location right on the beach with a nice pool area.
Front desk staff had to deal with the noise of the renovations and seemed a wee bit unamused. However on a bright note, our room attendant did a great job servicing our room during our stay. I am sure this property will return better than it once was.
Internet and TV services were pretty bad. AMAZING LOCATION!!!

If you're looking for a safe and clean place to sleep, this is it! Its a no frills very basic room, but I don't go to Isla Mujeres and stay on Playa Norte to be in my room. It was clean (dirty is not the same as dated. The room is not new or updated but it IS sanitary), quiet, and we felt safe, so for the price and location we were thrilled! Looking forward to staying here in the future.
The property is very beautiful but the room was a little aged and the pool was not open. At first I was upset about the pool but they also own the property up the street and gave us access to that pool. It was refreshing to visit because it has a beautiful garden so in the end I was happy. The only recommendation I have is to offer quests coffee at the hotel. They give you coupons to get your coffee and a glass of orange juice however, I would have preferred it at my room. They offer free water with a dispenser that you can fill a jug they offer in each room or your own water bottle. The location is everything. Although because I was there during spring break I did spend a day at the Mia Reef hotel because on that weekend there were so many people at playa Norte and I wanted to rest. Not a deal breaker, it made my stay more interesting. Lastly all the restaurants are within walking distance and I also walked from the ferry to the hotel since I am familiar with the island. All in all I would stay there again. This hotel is for people who want to get out and eat elsewhere, like me. The staff was very friendly and I only have the coffee recommendation but no complaints. It is gated at night with cameras in the street and taxis are always available.
This is a beautiful little place right on the beach. It was perfect for us! Close to shops and street food, and amazing views. Although the pool was not working for our stay the warm water of the Caribbean is steps away and the hotel offered to I’m use the pool at a nearby facility. There is currently some construction, as they are upgrading the hotel, but that didn’t bother us. At times it got a little noisy from the beach club next door and others pumping music, but that is to be expected in a tourist beach destination like Playa Norte. The small breakfast was decent, and most days we had very good service. The walk is literally down the street 5 minutes and the beachfront Buho restaurant is very cute. I was happy to hear in advance that there were no small face cloths provided, so we brought our own and had no issue. If you are looking for a five star experience this may not be the place for you, but if you are looking for a nice place to stay that is relaxing with a view of the ocean this is perfect!
Everything was clean. Only complaint was the water pressure was really bad, but not sure they can help that. The wi-fi only worked in the main office area. Otherwise, the place was great and the staff were friendly and helpful.
We loved our stay at Villa Kiin! Staff was friendly and held our luggage for us on check out day so we could rent a golf cart and explore the island a bit longer. There is a lovely protected cove with white sand that we enjoyed swimming and snorkeling. It's walkable to the touristy areas but we mostly loved getting street tacos!
Excellent place to stay!! Location was ideal and the view off the balcony was amazing. Room was clean. Our only complaint would be the water pressure but not a deal breaker. Would definitely come back!
