The room we were in was very outdated. There was water damage. The sink was cracked. Wallpaper was peeling off. The mattress did not have a proper protector and the bedding wouldnt stay on, which gave me concerns about the potential of bed bugs. The heater was covered in dust which made the room smell awful. When we turned on the jets in the tub, black hairs came out of them. When we told the front desk what was going on they said they couldnt do anything but if we had said something earlier the could have sent up maintenance. Maintenance was not going to be able to fix the issues. The room was not acceptable, period. Completely ridiculous. Never again.

The view and location is great. The hotel room was needing updated and renewed. There were stains and damage on the furniture, the carpet is old, and the tub jets were dirty.

Very pleasant and enjoyable stay. Our original room had plumbing issues, but unprompted, the front desk upgraded our room to a superior room. The view of Niagara falls was unparalleled and unobstructed. Our only regret was we stay just one night. We would definately visit again!

We are extremely disappointed with our stay at Oakes Hotel Overlooking the Falls (Itinerary 73002987399267). • Our room was filthy (stained sheets, broken furniture, melted hairdryer). • Service was rude & dismissive, despite this being our wedding weekend. • We booked under “pay at property”, yet were threatened with cancellation unless we provided a $100 hold the night before—contrary to our booking terms. • Room not ready until 4:15 PM, yet still dirty. • We booked 5 extra rooms for guests—all disappointed. Given the misrepresented policies, service failures, and unacceptable conditions, we request a partial refund as a fair resolution. Expedia should ensure this hotel follows transparent, industry-standard hospitality practices. I am happy to provide photos & documentation to support our request. Please address this matter promptly.

A breathtaking & life changing view of the falls!

We had originally reserved a “river view” king suite for one night but upon check in we were fortunate to receive a surprise upgrade to “Full Falls View” and we honestly wept for the beauty and were constantly mesmerized! Unfortunately the next morning our toddler was sick so we decided best not to travel and wanted to stay one more day to rest up… when debating if we should switch to a smaller room in order to save some money the receptionist kindly offered us a one time exception so we were able to pay our original booking at the current rate yet not have to schlep a sick kiddo and remain in our luxurious room with that breathtaking view! While the reception and housekeeping staff were all consistently wonderful, it was Bailey who from the very first moment we arrived until our departure, went that extra mile in terms of her service to make us truly feel welcome, comfortable and accommodated and thus made our stay extra special and honestly unforgettable!
