Hotel is perfect to stay when you want to go around Kyoto. 4-min walk to Kyoto Station and Don Quijote and of course, Family Mart. Right in front of the hotel are popular small businesses like ramen place and the best curry.

Very kind and helpful staff, although we had issues with room cleanliness. Seems like an older hotel that smelled of mildew with sticky restroom floors and damp carpet. The odor was tolerable after airing out the room.

Except for the bathroom the accomodation was ok. Problem is that the bathroom has a step down from the bed area which makes it extremely dangerous at night time when going to the toilet as you will fall on the toilet. The step is about 7 cm, which is quite a lot. The manager helped me with putting towels on the step which really helped me during the night. All the lights go out, so you are in the dark which is not helping. Also a handrail near the toilet is required as the toilet is very low, almost child size. I have talked to the manager and she will ask for updating the property so minor disabled or older people can stay there it is very expensive for what you get.

Okay for location

The good bit - Location is amazing - the not so good bit - large rooms very poorly laid out reducing mobility to the point we were banging into the walls and tv and no place to sit -please note rooms were not small just poorly laid out - also vent in bathroom full of dust collected looking like a sheep’s hide.

I have really bad experience in this hotel. Staff cannot speak mandarin or English. so communicate is no good and I got extra charge.

The property location was good however the conditions were not good. - Found chewed up gum on our table after returning to our hotel room - Walls had coffee/food splatters - Shower had no caulking so it looks like mold is growing within the cracks - Given unwashed cups in the bathroom which had old toothpaste residue in it (noticed it during our first day) - Laundry machine was not convenient as clothes did not dry after two cycles (I would recommend walking down the street to the laundromat) - Rarely ever staff at the front desk even though people’s suitcases were there - Blue flickering light behind the TV was distracting - AC had a constant squeaking noise - Tea was advertised in the room but cups and tea bags were never replaced. I would not choose this hotel to stay in if I visit Kyoto again.

The room was fine, but the bathroom Had a bit of a funk smell to it & the headboard needed a better clean. The location isn’t bad, but it’s a bit of a walk or bus ride to the main part of town, but a good central spot. I wouldn’t stay here again as feel there’s better value in other hotels, but it served its purpose, I wouldn’t say avoid it, but you can probably find better?

I booked over a week and found everything in walking distance. However, the hotel is in central Kyoto so you might hear some ambulance noises every other days. You will need ear plugs. I woke up most nights from the noise. Apart from that staffs are professional and helpful and I can find most things I need.

The hotel is clean and staffs are very nice The room size is ok as a japan hotel. There are only two sets of washer and dryer, but we had no problem with that. Overall it is great value. The only down side is no breakfast.
