They said the room we were given was renovated. Yes the floor was. The shower had mold and other stains. There was a dead water bug in one of the drawers. We informed the front desk upon check out. They gave a dry sorry. You could tell this wasn’t anything new to them. The rooms need ventilation. Turning on the air doesn’t get rid of the old stuffy smell. Their location is prime. They can afford to invest into the property!

Room was clean and spacious, though our friends' room was a different configuration and smaller so all rooms are not the same. The hotel is a bit of a maze, consisting of multiple buildings. We were greeted warmly at check-in, and hotel personnel were all helpful and cheerful. Location is fabulous. Parking? Ridiculous pricing but expected for South Beach. We booked this hotel because we were meeting friends who had cruised from Barcelona and the Breakwater was part of their package.

Great rooms except one had centipedes and shower leaked a bit. The rooms were not together which was weird given my kids were several doors down. It was loud at night. Awesome area though. Breakfast good. Just a 6-8 minute walk down the street.
