The location of this property is exceptional. There are wonderful shops—a coffee shop, a sandwich shop, and gelato—right on the same block. It is centrally located and you can walk everywhere—to the museums, the Duomo, the Ponte Vecchio, shopping, and restaurants. I would definitely book this stay again!

Great communication from the property, the check in process was easy and the host provided helpful information about the local area and about the accommodation. She also checked in with us on a couple of occasions during the stay. The location of the apartment was the best feature and so central for most of the sites and amazing restaurants and cafes. The apartment was really big with great, original architectural features and furniture. The roll top bath in the bedroom was a nice touch and the kitchenette had a good size fridge. The bed was massive (bigger than a king size) and the shower pressure was great.
The apartment is very central, so it was quite noisy in the evening, including an art exhibition on the ground floor one evening that carried on until late. However, this is a bustling city so you would need to expect some noise and would only be an issue if you struggle with sleep or have children. You have to use the communal area to access a washing up sink and coffee making which was a little irritating in the morning. Some of the furniture was quite old and tired and I couldn't get the air con working. Overall, it was great for the location and size so still a great stay.
May be the worst place I have ever stayed in. Not clean, no breakfast as advertised, no air conditioning. The host was rude and left for 3 days so there was no one attending the reception desk. Blood on the sheets. Dust all over the night stands. The carpets were a mess. The owner is smoking in the hotel. There were 4 doors to unlock and lots of stairs each time you want to access your room. We didn't pay the occupancy tax because she insisted on cash. Who carries cash. I went to get cash but as I said earlier she left for 3 days. Now she insists I find a way to get her the cash. It's called a bed and breakfast. Uh Uh, no breakfast just a coffee. She insists that coffee is breakfast in Italy. To look at the reviews Im very perplexed and question their authenticity.
We have been traveling all over Italy for several weeks and this was by far our favorite stay. Our room was huge… had an upstairs bed and main floor had a living room, dining room, breakfast nook area and bathroom. The bathroom was nicely renovated. The room itself reminded me of a movie set from the 50s. Our room had a king bed, and it was in fact a king, not twins shoved together which we have found to be common in Italy. This hotel had only a few rooms available (maybe 3?). Very centrally located right off a Main Street in Florence… a large wood door just on the street is the entrance. Check in was via WhatsApp. The owner took the time to tell us of great sights around Florence, highlighted on a map, restaurant recommendations (take the recommendations for sure!). Highly recommended.

The washer/dryer option was a little strange (shared amenities)…. But other than that, it delivered just as advertised.

The good:
The staff and service are amazing. The location is perfect as everything is walking distance. There are 4 locked doors to your room so you couldnt be any safer. The bathrooms are remodeled and modern.
The bad:
The beds are old. The sheets are old, there are no screens on the windows so mosquitoes came in and ate us alive. I bought wd40 at a nearby store to quiet all the squeaky doors.
With new beds, sheets, and screens, this place would be amazing!
Great place to stay in Florence. Very close to and within walking distance of all the major important sights. An old building but with modern amenities ( AC, bathroom, TV, small fridge, kettle, coffee, etc)

The room was large with a full dining and large lounge space. Beautiful claw foot bath and antique timber ceilings. Early entry but had a dirty glass there.
There was no breakfast offered at this B&B, I was disappointed the washing machine was "broken" but no laundry room seen.
The head room in the bathroom doorway was hobbit sized.. but charming. Location and security excellent but a bit noisy at night. Seemed to be a vibrating sound every five minutes at about 1am and 6am too?
There is no lift. 2 flights of stairs.
Host seemed nice at first then seemed perturbed when we had to call him because the main door key would not work. The chamber of the lock was loose so he said you have to jiggle it to make it work! We were not told about it upon check in . One half roll of toilet paper without a backup, same with tissues. We saw him on the street the day before we left to ask where we could find a taxi and he was fairly dismissive and acted grumpy as well. The place was very convenient to restaurants and shopping and the museums . Would not recommend 👎
Our room was nice and near so much to see in Florence. We happened to be in Florence June 9-15 and the parade for the annual district match passed right by and we watched the parade from our window. Great nearby coffee shops, dining, the Palazzo Vecchio, and Uffizi Gallery
Great location, spacious, clean, and comfortable Though a bit cramped. Gracious hosts. Air conditioning broken (promise to fix). On a very busy and noisy street but when you close the windows, it is quiet. But then you need the air conditioner. Quality extras.
The property is well located for walking to most of Florence and shopping and dining. The owner is, as pointed out, a very friendly and helpful person who deserves ratings above a smiley face!!!!!
Huge place for a very cheap price. Nice experience in an old structured building. The room is bigger than a 1 bedroom apartment. Host was nice and helpful.

Beware of the parking which if you opt for one of the garages is v expensive. €76 for two days. The better option is by the river two hundred metres or so away.
Or better still...arrive by train.
Flirence is delightful and this accomodation will give you easy access. There are myriad restaurants, bars etc. withina stones throw.
We had the whole apartment to ourselves in the center of Florence for an amazing price! It really felt like we got the real experience of living in the city moreso than staying in an overpriced marriot. The host was so kind and accomadating
