ROAD NOISE
• As Linden Lodge is positioned on the Great Western Highway, there may be potential for road noise.
FEES
• The base tariff includes 10 people; extra guests incur an additional fee per person, per night.
• Pet Fees are $50 per pet, per night, payable separately after booking.
• Electric car charging is $20 per use, payable separately after booking.
PETS
• Pets incur a fee of $50 per pet, per night, in addition to the reservation cost.
• Please inform us if you plan to bring pets; a payment request will follow.
• Pets are not permitted on furniture, beds, or linens.
• Ensure you bring your pet’s own bedding, bowls, and poo bags.
• Clean up after your pet and ensure they do not damage property or disturb neighbours.
• A $60 charge will apply for any excrement left behind.
• Fines will be imposed for any breaches of these terms.
• The property has secure fencing along the highway side boundary, but is open on the other three sides.
ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
• There is no dedicated EV port at the property.
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.
9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
• We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests.
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy.
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
