Everything about this place was good except for the internet. To get a stable connection, you had to sit in the kitchen or go outside your room, which was a bit inconvenient.
One thing to note: hotels in Italy typically do not provide hair conditioner. They usually only offer two small bottles of shampoo and two very small bars of soap, so be sure to bring your own hair products.
Our stay at Cosy House in Florence was disappointing and did not reflect the glowing reviews or awards listed in the property description. The 5-star rating and “best hotel” booking awards are from over five years ago and unfortunately do not represent the current condition of the rooms.
While the room appeared clean at first glance, there were several issues that affected our experience. The towel warmer and hair dryer didn’t work. The Wi-Fi signal didn’t reach the rooms, which was inconvenient. The garden, which was advertised as a nice feature, was completely overgrown and unusable. The curtains were dusty, the floors hadn’t been properly cleaned, and the bathroom showed visible signs of mold.
We were really looking forward to our time in Florence, but the condition of the space made it difficult to relax and enjoy the stay. I hope the host updates the listing to better reflect the reality of the accommodation and addresses these issues for future guests.
Old pipes meant the toilet wasn’t able to tolerate any paper. This caused some difficulties. Although a great location we’d consider another place to stay in future due to this.
Simone was great to help us get the check in information. It was nice working with her. The room did not receive free Wi-Fi as advertised. We had to go outside for service. It would have been nice to have air conditioning. Overall the stay was good!

This was an absolutely delightful place to stay during our time in Florence. We loved the spacious rooms, the location, and the beautiful backyard space where we ate apricots on our final morning. Simone is super helpful, and I appreciated everything about this place. The only thing that could be improved is the Wi-Fi, which only worked at random times and not really in our room. But we weren’t in Florence to stay in our room, so it gave us a great motivation to get out and explore the city!
When we arrived at the check-in time listed on Hotels.com, no one was there. A phone number was listed but we didn’t have international calling. My internet was acting up so my husband went in search of a pay phone and it took about 30 minutes for us to get in, which was frustrating on a hot day. They had messaged us that morning asking when we were arriving but I didn’t see the email until later. However, Simone was very pleasant to deal with and an accommodating host. A few other issues: we ran out of toilet paper as no one replenished the stock during our stay and we had to search the entire area to finally find some in the kitchen, there was a bad sewer smell in the bathroom and the sheets had a nasty stain when we arrived.

The bathroom floor was in bad condition and had a leak. I used a towel on the floor; otherwise, one cannot walk. Also, the shower door needs a fix. The window needs a curtain. The window is low, so it has a clear view from the outside.
The rooms were clean, and the condition was good.
The location is perfect, close to most attractions, with excellent restaurants/ food and needs.
Outside, the room has a small yard which was perfect for having tea/coffee
Arrived later than it was open so made a call to martine who told us the code for the front door. Our room had the keys in the lock outside and we were able to go in. The room was very clean and tidy with everything that we needed. The breakfast was one of the best continental breakfasts we have had and martine was there to cook scrambled eggs for us and toast as well. There was a large selection of meat, cereals, cakes yoghurt and fruit as well as juice and coffee. All in all a very nice stay in Florence. It was close to the station and all Florence has to offer. We would thoroughly recommend this small boutique type b and b. Martine is a lovely young lady and nothing was too much trouble. The garden although small was somewhere to relax in with a glass of wine.

Good B&B - great location - but no hot water
Stayed only for a night. The room was large and the location was convenient for everything.
The breakfast was decent and the host was pleasing.
Only downside was that there was no hot water. We did not raise it as we were in a hurry to catch a train and had to check out but I could see others arguing in the reception over it.
Apart from that it was a good one night stay.
Didn't have hot water and one A/C is now working. When i showed the staff she tried to convince me that the water is working but it still didn't. The owner blamed me on the phone
The only word of caution I would give is, if you are not an early riser make sure to request a room other then 1 or 2, they are on either side of the breakfast area and it can get very loud. The hotel and convenience to everything is the best part of the stay, along with the kindness of the staff!
