This is a lovely Boutique hotel and so different! The staff were very hospitable and the stay was very relaxing. It’s walking distance from the town and a great location for local transport - will deff recommend this place .
Charming property and very friendly staff. Room was large, on a quiet street. Amenities include a lovely garden, tea room, adjacent restaurant. Very conveniently located with proximity to Waverly Station.
No air conditioning.
Have to walk up three flights of stairs to get to your room. We had the largest suite, but it’s still needed updating.
Parking lot was over five minutes away.
For $450 a night you can do much better .
It was a lovely boutique hotel. We had a lovely room with big old windows. Decor was very modern. It was close to the new town but really quiet. A great place to stay
Lovely stay,room was nice and comfortable only issue was room was hot but there was a fan so didn’t spoil our stay,very nice little hamper which had crisps and biscuits in it and bottle off water,lovely breakfast as well,was on second floor which was a bit off a struggle because no lift,that’s why took point off,receptionist was really lovely and helpful,would recommend no 11 for stay ,very close to Playhouse
We stayed 1 night for a theater visit, which was a perfect walking distance from the hotel to the theater. The room was lovely! It was huge, plenty of space, mini fridge, The welcome gifts were a nice touch as well. We stayed on the lower ground floor and had a look into the garden as well. If we were staying longer we would have definitely used the gardens to have drinks at night. We've definitely found a new favourite hotel in Edinburgh and cant wait to come back
We were welcomed and offered a cup of tea while we waited to gain early access to our room. We were escorted to a very comfortable sitting area to relax after our long hall flight. As soon as our room was available we were escorted to it. This gave us enough time to shower and get ready for our matinee show at the playhouse. All the staff were friendly and helpful. The room was quiet and very comfortable. We look forward visiting no. 11 again in the future.
We got a room on the top floor with gable windows. The room was very clean and spacious. Staff was very friendly. It's walkable to the Royal Mile and other attractions, but a longer walk (approximately a mile).
We only stayed for one night as we didn’t want to drive after a day out of drinking. We both felt however that if you were a visitor to Edinburgh that this would have been an excellent hotel to stay at for a longer period of time. The location was quiet despite being walking distance from Waverley station and all the central visitor attractions. Our room was spacious and had a bit of character and the public rooms we saw were the same. It felt more like visiting a townhouse than a hotel which we both really liked about it. We did not get the chance to enjoy the sitting rooms due to our short stay but could quite easily imagine making use of them if we had been staying longer. The restaurant was full at dinner time although we had plans for dinner elsewhere so this did not bother us. We had a quick look at the menu on our return and there wasn’t alot of options for us as vegetarians. We enjoyed some excellent cocktails in the bar before retiring for the night. The breakfast options looked good but we needed to rush off so did not try. Checkout and check in were both efficient. We were overall impressed with the hotel. Couple of minor complaints just to be honest. The bathroom sink was smaller than a shoe box, the room was boiling at night (even though the heating had been switched off all day) and there were no fans or air conditioning. Lastly, the paintwork needed refreshing in a couple of places.
We chose to stay here due to the close proximity to the Playhouse as we were going to see a show. Easy distance from the train station too. Much lovelier experience than staying in a generic hotel room. Had everything we needed. We had a cup of tea in the garden in the sunshine in the morning before we left. We had a lovely stay.
