The room looks so attractive on the website pictures!
Stay for the location - just over a walkable mile to the Royal mile - but not necessarily for a good night sleep on a busy road with poorly insulted windows and inadequate window covering to darken the room
Was a good stay. It’s a 30 minute walk into city center and has great cafes in walking distance. There isn’t a restaurant at the location, but again a good choice of cafes near.
Excellent guest house about a mile walk from city centre. Check in with was via a coded security box which was easy to use. Good communication via email. Room was immaculate and roomy. Nicely decorated and good facilities. Would definitely recommend and use again.
Very comfortable stay , high standard of room , clean , excellent facilities, felt safe good check in system, no hesitation to go back for a stay.

Clean but no personal touch at all - only difficult communications through an intercom when we had questions and difficulty entering the building. Clean and reasonably safe and quiet, but NO space to set anything down or hang anything up. Plus, their listing said they have a restaurant: they used to offer breakfast but don't any more which presented problems for our family.
It was very nice, but for some reason room always hot- the floor was warm sometimes and we had to open the window/door to let some cooler air in. Could have used an extra couple pillows or thicker ones.

On a bus route - but about a 10min ride into town - so that’s a down side - £11 taxi each way or £2 bus each time you want to go to town. Place itself is fairly clean and our room was clean and tidy with lovely white sheets and towels. Our room was not en-suite - but had a private bathroom with a key just for us, so was fine.
I booked this hotel for a 3 night stay and I had to ask for a refund and find lodging last minute as the conditions pf this property where very unsafe to stay in. The hotel itself at a glance outside will show you that the hotel hasn’t had a proper update since the late 90s. Balcony outside crumbling, half of the railing missing. Broken glass covered over with plastic. Thorn fitted carpet mended with duct tape. Surfaces covered in years of neglect. The hallways smell, the room is dark and has florescent bulb fixture. The bathroom is like a long corridor ( small that you cannot open your arms on the sides fully) with the toilet on one end and a shower on another with mold creeping on every nook and cranny of it. And the corners with years and years of improper cleaning. I was traveling with my husband and my 6 month old I asked for a refund as I didn’t want to have my baby exposed to this health hazard. The staff was very apologetic and understanding and helped with the refund.
Spend the extra ££ and stay somewhere else.

When we arrived our room had been double booked. It was late evening. No staff at the premises. When I called they realised their error. They gave us a different room but we had to wait 45 minutes, and go to their sister property (nice but under development).

Very clean, nice garden view. On good bus route. Comfy beds, lovely shower and toilet room.
The Guesthouse looked new or it has been recently refurbished. Very powerful shower with a lot of water pressure, which I liked. Comfy bed and good size room and bathroom. The location is convenient and there are lots of bus connection links to the centre, which is not far anyway, someone could also walk if they fancy it!
Only downside it was the complete lack of responses from the hosts that I tried to contact repeatedly beforehand. Even Expedia tried to contact them unsuccessfully. This should be improved, it's not good to ask questions and being completely ignored, especially because I was supposed to arrive in the evening and it was uncomfortable to think that nobody might not be there since there isn't a front desk at the property.
Stayed in Room 6 for 3 nights. As expected room did not have en-suite bathroom but has a separate private bathroom just for this room. Not a problem at all except the toilet got blocked but this was on the last day, and we have had a prompt response that it will be sorted shortly.
Check in was smooth even with no front desk at the property. Overlooking a busy street but noise was from the traffic mainly which, again, was expected. Pillows are a bit uncomfortable but a minor issue.
All in all decent stay at affordable rate (for Edinburgh in half term) at a walkable distance to the centre. 30 min walk or 10 min on bus.
Well recommend it.
Only one parking spot but there is a notice on the front door with guidance where to park.
