This is a quiet property, weirdly for being on a main road, it was really peaceful. The kids loved the pool, it is tepid, and the plunge pool is very cold so ideal for ice bathers....the team were willing to discuss my concerns around cleanliness, and had already purchased necessary pieces, so we stayed in the same room as the beds are exquisite...and towels soft..and I cleaned it to what I wanted....they did an extra vacuam and that made the place fab.....the water is warm and plentiful, the beds are incredible, and I would say I have had the best nights sleep in months....so we had around 6 nights in the same room in the end, kids were very happy...there are a couple of really good indian takeaways in the area, walkable distance, a pizza place same, and I think that most of all, we just relaxed....I hope they get on top of their cleaning schedule because then the place would really be a credit....good fridge, plenty of milk and coffee... plenty of parking out the back if you need it...and generally a nice feeling with people there.

Rooms were clean, parking is first in first served and a warning for thise that smoke or vape on the premises outside on site its a $250 fine. On check in the cleaners were still getting rid of rubbish and laundry outside the rooms I'm guessing they had alot of guests. No tea towels or kitchen sink for doing dishes or stove top but had a extraction fan. Good for a hassle free short stay.

The photos on advertised on web site are very missleading, the condition of our room was very poor if i could have got my money back i would not have stayed. I have many photos to confirm my issues we had a major secuirty issuse as the window near main door could be opened and anyone from the outside could opsn as no latch on window. We had NO HOUSEKEEPING at all. yet we had been informed every 2nd day. We stayed a total of 3 nites we had to buy own toilet rolls as we only given x 2 rolls we had 3 girls & 1 boy . On arrival only 3 towels for 4 x guest. Every time we needed assistance to replace our towels etc NO ONE ever at reception. There is a Stove top, microwave, fridge, cutlery & utensils supplied but no tea towel, dish wash or cloth. There mould in our rooms above beds mould in shower trayno lovks on bathroom no room safe damage window frames paint missing lounge suite has the springs visible and no dinning table

Room was terrible. Water damage all through bathroom woodwork. No ceiling fans or air-conditioning upstairs and the only portable fan in the kids room had to be plugged in behind the bed so couldnt get both kids! Springs poking you through the couch, furniture dirty and worn.

When I arrived there was no one at the reception just like when I went to come there was no one to check out, the room had a tear in the ceiling covered with paper, the carpet smelled really bad and felt very dirty.

The place is advertised as a Hotel, but it clearly was originally a Motel that looked like it had been converted from 'emergency housing' or a 'men's lodge' into tourist accomodation. The rooms were spartan, neglected, the paint was chipped in places, it had the worlds smallest TV in the lounge area with a lone couch (no side tables) and had the vibe of a student flat. In the 'kitchenette' - what once had been a kitchenette had been uninstalled and a new bench top put in, but the extractor fan remained . The bed seemed new and was comfortable, but the whole room shook every few minutes and there was loud banging from a construction site next door installing piling. Would definitely NOT recommend to stay here.

The pool gate was locked, and the room was not very clean. We requested fresh towels after the first night, but nothing was done until 6:00 pm, and only after I followed up with reception again. Overall, it was not a good experience.

The room and grounds were not in the greatest condition- more old and outdated than anything else. The bathroom door did not shut. The room was really big and the bed was comfortable. There was also plenty of parking in the front and out back. This is a fine place to stay if you just plan on sleeping there- it definitely isn’t luxury.

An older type motel. It is not a "hotel" - there is no restaurant. It's rather shabby but you get what you pay for. Our unit was clean. The motel manager is very friendly and helpful. He kindly moved us to another room when we discovered that we had been allocated a unit adjacent to the extremely busy main road. It is worth noting that if you book a Twin Studio, they are all located on the noisy side of the motel. There is a pool, which appeared to be in good condition and was being used. On the whole, reasonably good value for money.

I travel often for work and like to support different businesses however I do not recommend Lake Rotorua my experience was terrible. I had booked in for two nights. I overlooked the first terrible event of being checked into a room that wasn’t clean, it looked like someone was still staying in there. Empty pizza boxes, unmade bed, dirty towels in the bathroom. They said there was a miscommunication, When I was given my new room there were holes in the bathroom, and a strand of long black hair in the fridge. The next morning I had bought my pre-made breakfast with me and there was no cutlery but of course this was before 9am and no one I could ask. I then was unaware that you had to request housekeeping so I came back later that night to no fresh linen. The unmade bed was annoying but ok. By then I couldn’t be bothered trying to find another accommodation as it was already 7pm. Just to add to this the two lights kept flickering needing a lightbulb and The TV crapped out to finish the night. An unpleasant experience and I do not recommend.
