Clean, convenient for trams.
Other than breakfast (paid) the only tea/coffee facility is a vending machine, that you have to pay for.
B&B Hotel in Antwerp was far better, with free 24 hour coffee machine in breakfast area.
Paper cups not replaced when room cleaned
