Privately set within a walled courtyard, this 19th Century (1883) 4 bedroom stone built property has been renovated to a high standard and offers the most traditional Cypriot village holiday that one will find anywhere on the island. The property is situated just 500m from the village centre which now offers a good selection of restaurants and tavernas to suit all tastes, 2 bars (with sky TV) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft. The village is also home to a donkey sanctuary and a tourist information centre.
Extending to almost 170 square meters, the villa is characterised by stone archways, original staircases, bamboo and wood beamed ceilings, stone floors and grand double wooden doors to most rooms to name just a few. On entering the driveway, you immediately sense the traditional Cypriot atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining area which provides all comforts as well as many seating areas for relaxation and dining.
The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom with 2 single sized beds and en-suite Shower. Doors open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.
Outside, the courtyard features the swimming pool, parking, a covered seating area, sun loungers and BBQ. The traditional feel is completed by an old water well which sits in the corner. A supply of fresh drinking water is supplied to the property.

LOCAL AREA
Villa Constanteras is situated just 500m (about a five minute walk) from the centre of the village of Kathikas. The village centre offers a good selection of restaurants and tavernas to suit all tastes, two bars (with Sky TV & Wi-Fi) and a good village shop for groceries.
As Kathikas is 600 metres above sea level, it has a good climate in summer a couple of degrees cooler than the coast with very little humidity.
Famous for its vineyards, Kathikas is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft.
Kathikas is also home to a donkey sanctuary and a tourist information centre. If you're a bit of an amateur anthropologist, Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself.
Kathikas' central location makes it the ideal base from which to explore Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula and the turtle hatchery at Lara Bay.
From Kathikas you can choose to visit a number of Paphos' best famous beaches.
Coral Bay is a short drive to a fully equipped beach with every type of watersports and diving.
Latchi has a delightful beach, and again a full selection of watersports. You can hire a boat at Latchi to explore the Akamas coastline. Drop anchor when you feel like it and swim or snorkel in the crystal clear blue waters of the Mediterranean Sea.
If you prefer a beach to yourself, try Lara Beach in the Akamas.
Even in the height of the summer its almost deserted.Kathikas retains and continues to re-instate its old world village character whilst encouraging selected new developments. The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees.
For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is about ten minutes away at the newly refurbished Tsada golf course now known as Minthis Hills.

''We had a fabulous time but made extra special by having my Mum round the corner. Out of all the places she's lived in, Kathikas is definitely my favourite, lovely place, lovely people and perfect location.
Absolutely perfect villa and had ever kitchen utensil and appliance you would need. The bedrooms were lovely and beds comfortable. Also loved the fact there were blankets in every bedroom cupboard which came in handy to start as it was cold in the evenings. Not that everyone would cook but my Mum came and cooked for us and she wasn't short of any pots and pans! We were only 4, two adults and two teenagers, but more than enough room for 8!
We loved it as away from the busyness of Paphos although my Mum says there are quite a lot of tourists in the Summer so busier then, think April was perfect. Fairly quick and easy to get to everywhere. Went to two Tavernas in the village and they were different to each other but would highly recommend both. Also had fish and chips from Pegia and they were amazing too.
Your service was brilliant, I didn't have to chase and I'm so grateful you let me pay monthly as it made it so much more manageable. Would love to use your services again. The email communication was also so informative, thank you. Theo the owner was lovely and came to see us on our first morning and made sure we were happy. He left supplies in the fridge including wine and beer which was so thoughtful. He then bought us more wine and please pass on our thanks, he does an amazing job. Also his wine is delicious!
It was a fantastic holiday, first time abroad again and back to Cyprus since 2019! Would definitely come back to this villa, just perfect for the 4 of us. Hope to speak again in the near future.''.
