This renovated farmhouse is tucked away on the banks of the Susquehanna River, offering easy access to outdoor activities like fishing, kayaking, and canoeing. Take a trip back and finish with a leisurely meal or picnic by the waterfront. A BBQ or bonfire along the river awaits your summertime enjoyment. - The kitchen was fully updated and has everything you need to cook or bake as needed.

- Bedrooms are on the second floor. Air mattresses are available if needed.

- In the living room you will find 2 extra large recliners and recliner couch, with a Smart TV and propane fireplace.

- Linens and bath towels are provided

- Washer/dryer units in the laundry room with detergent and dryer sheets.


NOTE: THERE IS NO WATER ACCESS FROM THE PROPERTY. THE RIVERBANK IS STEEP. PLEASE KEEP AN EYE ON YOUR CHILDREN.

1/4 Mile to DEC boat launch for the river access.

Don't forget to bring the bug spray.

This home is a straight shot from Binghamton( about 25 minutes away) which has loads of restaurant and grocery options. There is a Family Dollar less than 5 minutes from the house, as well as the Pantheon Family Diner.

Things to do in the area include:
Golfing: Belden Hill Golf Club (7minutes) Afton Golf Course (10 minutes) and Chenango Commons Golf Course (17 minutes)

Animal Adventure Park: (10 minutes)
Visit this wonderful zoo, with over 300 animals, including alligators, bison, camels, wolves yaks, zebras and almost every letter between! They have lots of opportunities to handfeed the animals, and also have a drive-thru safari!

Nathaniel Cole Park: (13 minutes)
The park has a beautiful 53 acre lake with a large protected beach and certified lifeguards (in season) A 1.25 mile trail encircles the lake. Two picnic areas, playgrounds, boat rentals, great fishing and a disc golf course make it one of the better parks in the area.
Guest access
The garage, barn, shed and one closet are locked and do not have guest access.
Other things to note
**NOTE**
This area of NY has a high sulfur content in the well water. You may be able to smell it in the water depending on the season. It is not harmful.

The water passes through an iron filter, a water softener, and a 3-stage filtration system. Water pressure might be low when multiple faucets are open due to the filtration system.

**For the safety of our guests and property, we have a security camera/recording device over the driveway and entrances.

**Please, no smoking in the house. There will be a $500 fine if we discover ashes or a smoke smell after your stay**
