Everything was great. Only suggestion is the room floors was so dirty our infants feet and knees turned black before we realized how bad it was in the room. Everything else was just as shared and we loved our stay!

Beware of restricted beach access

Condo, great! But beware unless you are willing to spend $50/day to rent a spot on the beach you are forced to move down the beach to a very small space that fills up quickly. We were threatened with a $500 fine the first day for setting up with a tent in the wrong spot, then consistently being told to move to another spot since the only empty spaces we could find were on private property. You are pretty much forced to rent a spot from them to be able to sit on the beach.

Read the Fine Print!

The condition of the condos and their amenities is as described online. We arrived to discover some minor inconveniences and a couple more significant. Gibson Beach Rentals was very quick to replace some missing washcloths and TV remotes, and they were forthcoming about some scheduled maintenance (pest control) that happened during our stay. The garbage disposal was a bigger deal. We spent our first 2 days with a horrible smell near the sink and trash area only to discover that the disposal was inoperative and leaking water under the sink area. The situation was obviously not new, as there was a bucket filled with horrible smelling dirty water under the sink, and the cabinet floor underneath was warped and water damaged. Fortunately, the property manager replaced the disposal on Day 3 and the problem abated. Next issue: unbeknownst to me, not all units at the Tops’l Beach and Racquet Club qualify guests to USE the Racquet Club and Fitness Center. Having stayed in other units here using Vacasa rentals, I was dumbfounded upon arrival to discover that due to HOA restrictions in the Tides building, or the membership fees our unit owner chooses to pay, or whatever, I couldn’t use the Tennis Center or Gym on property! Completely unacceptable for me, as our selection of that resort is a compromise based on various family member preferences. So BE CAREFUL if you’re booking this location to include tennis and workouts on your vacation; you won’t get that experience with these units!!

Great unit, beach stinks

Everything about this property if great except for the way they do the beach set ups. You have to pay for chairs or you have to basically sit behind them or set your stuff up about 250 yards to the left. As you can imagine hauling all your stuff and dealing with little kids on hot blazing sand is no fun at all. I understand these properties need to make money but this seriously stinks for large groups. Nobody wants to spend the kind of money they want for the chairs or their little umbrellas. We loved the unit and the Tides property but we won't be back because of how they handle the beach.

Great stay!

The property is in a great location and is as described in the listing. The view was beautiful and the balcony was great. We were glad to have the extra space of the lock out unit for our large group. Gibson was great to work with and very helpful every step of the way! I would absolutely use them again. Two things made us give this 4 stars instead of 5. The process for renting beach umbrellas and chairs is a pain. My tip is to go down and rent the afternoon of your arrival for however many days you want. The line is very long in the morning and we didn't realize that we could rent ahead of time. Also, the coffee maker is very confusing. I have never used one this complicated and we had to google directions on how to make it work. We found a youtube video on it! The water stays in the coffee maker and it is possible to have your coffee mixed with what someone else made before you. There are no directions so you wouldn't really know to empty it. This doesn't seem sanitary at all. My suggestion is to switch to a regular Mr. Coffee type coffee maker or Keurig. Overall it was a great stay and we would stay there again!

Great for big families!

Love how this property was right on the beach, had two pools, multiple hose stations on the walk ramp to the pools to wash away the sand and bar/restaurant that we were able to order food when the kids got hungry. The connecting two bed/two batch with sofa beds in each unit accommodated our big family. Having two kitchens and refrigerators help us stock up plenty of food for all the hungry kiddos. We had a great stay. When we arrived, we couldn't find the chairs and umbrella. They promptly brought us two new sets.

Everything was so easy and we enjoyed the property. Perfect location!

From check in to check out, communication was quick and easy. It made our vacation that much better. No hassle, perfect location. The lockout feature was the best. We could enjoy our family time and then have privacy at night. I look forward to renting again next year.

Just What We Needed

We had 14 women in our family stay in units 204 and 205, and we all fit very comfortably. While we had originally wanted a house on the beach, this setup actually worked much better for us. Our units were close to the elevator, and located on the second floor. This property is right on the beach, which was great for toting little ones to and from the condo. It also had a great view, even just from the second floor. The on-site pool, bar, and grill were great for days that we didn't feel like getting out, and there was at least one other restaurant in walking distance for us. Once we did venture out of the resort, our location was perfect for shopping and dining options. We did have a couple of minor issues come up, but the staff was quick to take care of us and remedy these. I would definitely recommend these units to another large group.
