The place was very comfortable and enjoyable during our stay in Kyoto. Friendly staff, clean rooms, 2 twin room was more spacious than standard. Great area to go shopping and transport
It was an amazing stay at Gran Ms Hotel. The staff were very accomodating and helpful. The rooms were a bit smaller than expected but they were clean and sufficient. Amenities were provided. There is a nice and tidy seating area at the reception. Just a suggestion about the Laundry that the dryer lint needs to be cleaned more often or the instructions provided for the users to do it themselves.
for the price point and location, this place was a steal! had a very traditional japanese ambience. only downside that the room we booked (the least expensive) didn’t have regular western type beds. we slept on mats. other than that, no complaints for the price we paid.

Excellent location. Room was large and can easily accommodate 2 adults and 2 kids. Staff were super friendly and helpful. Subway line and taxi stops were a quick walk away.

The hotel felt dated, with scuffed walls in our room that gave the impression of being on an old cruise ship. Although dated, the location is very convenient.
Although the room was small and the bathroom/shower unit was a modular installation, this hotel would be hard to beat for the price. It's within easy walking distance to Gion, and there is a bus stop that serves three lines right outside. If you have oversized luggage and need room to spread out, this may not be for you - But if your goal is to just have a place to sleep and throw your stuff while you explore Kyoto, I highly recommend. Amazing staff, spacious waiting/reception area, drinking water dispenser, luggage storage if you show up early or want to keep exploring after you've checked out, many amenities.

Property seemed nice, with air conditioner set at 19 Celsius in the room, until our air conditioner broke. It was really hot and the staff offered us a fan and to open the window. The room overlooked a big avenue so it was really loud with all the cars rushing by. I asked to have our room changed since we had two nights at this hotel. So they changed us to a room in the following floor, which looked spacious and nice. Until that rooms air conditioner started leaking condensation. We had to put cups and a tray to catch the water dripping. We advised the hotel and they fixed it the following day while we were out, but when we came back into room the air was set to 25 Celsius which was hot. I called the hotel front desk and was told we could not lower it because it was controlled centrally and they needed to keep it at that temperature so others rooms would cool as well ( I didn’t understand why since all rooms have their own small unit). So we left it at that and went to do some laundry in the hotel laundry room. There we meet two couples that both mentioned their air conditioner was set to 19 Celsius and was ok. So I went to the front desk to ask why others had it at 19 and ours had to stay at 25. He offered to lower it to 20. We went back to the laundry room to pick up our completed wash and there was a lady that told us her rooms air conditioner wasn’t working and that they offered her a fan also. So seems like they have issues with air conditioners or need to get them check
