Tiny House on the Battenkill River

Escape the daily grind and reconnect with nature at this unique and unforgettable escape. This "not so Tiny House" is perched above the Battenkill river and features a private downstairs master bedroom, a comfy living space, a small kitchen area with all of the essentials and a loft area all with regular plumbing and plenty of charm!

Come experience tiny house living in a peaceful setting! Grill on the deck, toast marshmallows in the firepit and explore all that the area has to offer!

Our custom built Tiny House sits in a wooded area above the beautiful Battenkill River. Measuring 10 feet wide by 30 feet long the space is designed to be comfortable, cozy and convenient! The indoor space includes a private master bedroom, a sleeping loft, common living space, a small kitchen area and a bathroom.

The Master Bedroom: The downstairs master bedroom includes a queen size bed with custom made bedside tables and two touch lamps with USB ports on either side. A drawer beneath the bed holds additional linens and provides guests an extra space to store some of their belongings. The bedroom features a large window that looks toward the river with beautiful views. It is separated from the living space by a barn door for plenty of privacy.

The Living Space: Relax in the cozy and cute living space that includes a futon style couch for additional sleeping space, a custom built coffe table, flatscreen TV, warm lighting and plenty of charm. There is a small closet with coat hangers for guest to utlize. We are building a collection of games that are currently stored beneath the ladder to the loft.

The Loft: The small sleeping loft can be access via the ladder in the living space. Built for more adventerous sleepers, the loft includes a full size mattress, small night stands and lamps with USB ports on either side of the bed, a fan and a window with a view! The space is very small measuring 32 inches tall and slopes to 22 inches over a span of 10 feet. In case small, upstairs spaces are not for you, the loft can be used for additional storage.

The Kitchen: The small kitchen area is stocked with all of the basic essentials including a coffee maker as well as plenty of dishes, utensils and glassware. The cooking options include a two burner electric hot plate and a 3 and 1 microwave/air fryer/toaster oven. Plenty of pots and pans are included. A small under counter refrigerator and freezer is avaiable for all of your perishable items. There is counter space that can be extended for an additional work space or seating area to enjoy your culinary creations! Two stools are included.

The Bathroom: The private bath features a 36 inch by 36 inch shower, a sink and a regular flush toilet all connected to regular household plumbing! There is additional cabinet space, towel hooks and a full length mirror.

Outside Space: The outdoor space features a 16 foot by 8 foot deck. Guests may use the Weber spirit 2 gas grill on the deck or the near by park style charcoal grill for additional cooking options. Guest have access to their own private stone fire pit with four chairs just waiting to be enjoyed! Tiny house guests also have shared access to the Battenkill River.

Greenwich is a lovely rural town in Washington County with plenty of beautiful country scenery for guests to enjoy. From farmlands, to rivers to the quaint village area, Greenwich has plenty to offer! We will leave our guests a binder full of information about some of our favorite places in the area including local restaurants and breweries!

In addition to being on the Battenkill River, we are a half mile walk from Reggie's Veggies where you may find fresh, locally grown vegetables, milk, eggs, cheese and maybe a donut or two on Sundays! This is a cash only honor system store.

Many special events take place throughout the year in our area including: The Washington County Fair, The Washington County Cheese Tour, The Maple Tour, The Fiber Tour, The Tour of the Battenkill Bike Race and many more!

Private parking steps away from the tiny house. Guests must have a car as there is no public transportation.

If you plan on enjoying the Battenkill River, please bring shoes to wear in the water. We want your feet to feel comfortable! :) IMPORTANT although very rare we cannot offer refunds if the fire pit area and river are not accessible due to flooding or fast moving waters. Path to the river is NOT plowed during winter.
You may be subject to bugs, wildlife and possible farm smells.
Traveler’s insurance is highly recommended!

Cozy, quaint and perfect!

My friend and I came to NY to ride in a bike race, the tiny house provided the perfect place to get a good night rest before the race and a great spot to relax afterwards! It was clean, felt like a high end hotel, and the fire pit with the river beyond was just the icing on the cake. 10/10 would recommend, I’d come back in a heartbeat!

Fabulous house and location!

This clean, tiny house is quite spacious with comfortable couch and bed. The house is on the river with a great view from the house and deck. Easy access to the river via a path. Fire pit with chairs for outside fun. The host, Marc, is very responsive.

A hidden gem

We loved our stay at the Battenkill tiny house! Such a perfect place for our autumn getaway. The space is adorable and cozy, and just right for our week in Washington county. The campfire, the view, the river, the stars at night - this is a dream of a spot. And the welcome brownies were such a sweet touch. We’ll definitely be back!

Amazing little property!

My family (2 adults, 2 young children) stayed here for a couple of nights in December '23. The tiny house is fantastic for a group or size! It was practically brand new, clean, comfy, affordable, and located in between two "small cities" (Bennington, VT and Greenwich, NY) for entertainment. A great spot! The hosts were very friendly and accommodating, we even arrived to freshly baked brownies (which my kids loved)! Highly recommended! We will be back!

Lovely stay

This is a lovely tiny house, and it was plenty of space for two. Easy check in process, parking, and had everything we needed for our short stay. Marc was quick to respond and very helpful when we had questions. I highly recommend Marc's place!
