Good value for the price. The gentleman who checked us in was extremely friendly and helpful. Location was in good proximity to our daughter's apartment in Duluth. Everything was clean, well maintained, and appeared to have been somewhat recently remodeled. AC worked well and the room was quiet. Some minor areas for improvement -Lack of ventilation in the bathroom caused the room to feel constantly damp (a common problem in many hotels). -With a couple of tweaks the breakfast could be great; muffins were dry, the only fresh fruit available was apples, and there was nothing to put on the plain yogurt (berries or granola would be a simple fix) but the hot offerings were very good and kept well stocked, other cold options were decent and there was sufficient room in the dining area for everyone to be seated. We stayed here 2 days, checked out and traveled north to the mountains for 2 days and then were pleased enough with this hotel that we re-booked (even ended up with the same room!) for the remaining 2 days of our trip.
