With a modern, minimalist design Joshi’s combines the raw elements of steel & concrete with the warmth of timber to create a beautiful, fun & unique space in the heart of Australia's best kept secret where the bush meets the beach - Agnes Water.

The space
Ideal for 1 large or 2 small families, digital nomads & small groups looking for a beach break, in a stylish space, only minutes from the market, cafes, bars, restaurants & beach.

This new build started from the bare bones of a 100yo Queenslander & with an eye for detail Joshi created a space to relax, breathe, recharge, play & connect - with yourself, each other & your surroundings.

From the moment you arrive at your own private verandah & follow the pink neon down the softly lit hallway, you enter a place where you and your family feel at home straight away - designed to provide maximum privacy, yet allow natural light and breeze to flow in, your comfort is key.

What Joshi has to offer:
- Your own private outdoor entertaining area, including BBQ & outdoor fridge; to relax, cook, chill & chat
- A fully fenced, quiet & lush backyard; for the kids/dogs to play (shared w/ us + our little one)
- All rainwater & excellent pressure; to rise off after a hot day at the beach w/ the dogs, kids or fishing gear
- Fully air conditioned (heating/cooling); for year round comfort
- Sealed, plywood walls, polished concrete floors & exposed steel beams; for a stylish & warm environment
- A modern commercial style kitchen w/ stainless steel appliances including large oven, inbuilt fridge & island bench; for heaps of space to cook & entertain
- A large, bespoke dining booth; to eat, play, work or just hang!
- Your own Nespresso coffee machine + pods; for your coffee fix, anytime
- Miele & Smeg appliances; to clean everything so you don’t have to
- 55” digital TV (w/ free-to-air & subscription channels) + JBL soundbar
- Super fast wifi (100Mbps cable internet)
- A custom built double vanity + wardrobes & shelving in b’rooms; to store everything you need
- All Koala mattresses & couches; so you are always comfortable

What Joshi can provide upon request:
- We have a squat rack, 2x yoga mats & a stack of weights if you want a gym session
- We can set up a desk, chair & screen if you need to get some work done
- Baby cot, high chair, change table & monitor + toddler booster seat, bed, cupboard locks, protective corners & other child safety equipment can be set up on request
- We are growing our selection of games, toys & outdoor activities - let us know what you'd like to play & we can organise for you

Guest access
Check-in details will be sent to all confirmed guests 48 hours before your arrival for an easy check-in - after collecting your keys, Joshi’s is all yours to enjoy!

Other things to note
We designed Joshi's to feel like your home away from home, so if you need extra sheets, beach towels, toys, beach umbrellas, bottle warmer, dog bowls or even a babysitter... let us know in advance & we'll do our best to get it organised for you.
