We had to clean when we first got into the room. You could tell it either hadn’t been cleaned or not cleaned well. There were food crumbs and a fig newton under the couch. I didn’t want to walk on the floor without shoes. The amenities were great for the kids. The room stay should include the amenity fee as well. We had upstairs guests running around stomping on the floor at 2am. Not sure if I would stay here again.

Not the best

We got moved to their other resort which was horrible and didn't have half the amenities as kingsgate. We were told this the night before checkin. The staff was not that friendly or helpful. We could hear our neighbor clearly thru the door next door and he clearly had tourettes and kept us up all night. We did get a complimentary stay at their other resort which more than made up for it. They also promised a small credit of $60 which I never received

I told them in the reservation that my wife,Donna, is handicapped ♿️ and can not use stairs. She has to have hip surgery and in a lot of pain. She had her cane, Thank GOD. She cried going up and when we had to go downstairs was worse on her. Our first night was nothing but confusion just because we are trying to connect our Roku device. Maintenance came to the room, then we had to call front desk, then their internet provider, it was a nightmare for a simple device. It had a door for adjoining rooms, second night they kept knocking on that door and trying to open it throughout the night. I go to my vehicle inside to smoke a cigarette and they have spies in golf carts watching your every move. No i did not like this at all. Do not recommend there are better places around.

Nice resort, rowdy guests

The resort accommodations were comfortable and clean. The bathrooms looked newly renovated. We enjoyed the on-site arcade and selection of dvds available to borrow. Unfortunately, a large amount of the guests staying at the resort were loud and rowdy. Our parking lot smelled of pot and several guests were shouting, slamming doors, monopolizing the pool area with coolers, bags, and a full game of football taking up the majority of the pool making it unpleasant/unsafe for small children to play. The resort has nice accommodations, but needs to consider enforcing stronger social rules. It felt like cheap motel guests staying at a nice resort.

Nice place to stay with a lot to do. Unfortunately, our vehicle was hit by someone in the activities center parking lot while we were at the pool. We came out to see the damage with no note. There’s no security cameras in that area either so whomever did it will likely get away. Also, the smoke alarm in the bedroom kept randomly going off while our kids were sleeping. Spent a substantial amount of time on that.

This was a great older apartment style option near everything in the area. With that in mind the kids loved the pools, putt-putt and game rooms. The unit we were in was somewhat dated and the only down side was horrible water pressure! It was clean and very family friendly.

Great stay!!

Fantastic time had by all!! So many amenities for the kids and in a great location. It was only 10-15 minutes from the parks (Busch Gardens & Water Country). I would definitely recommend to someone traveling to the area with young children.

Thank you for doing the right thing!

When I arrived, I was told the rooms with 2 bedrooms had been overbooked. The staff went above and beyond to make it right and offered other options. They also reimbursed a portion of my bill. Accidents happen and that is to be expected, but not everyone will go beyond to make it right. I appreciate that and I would definitely stay again. It is a very nice place and I wish we could have stayed longer.

Something happen in a month’s time

The property is older with multiple types of accommodations. There are ramps if someone is disabled. My family of four was on the second floor. There wasn’t an elevator. We had to carry all of our bags and groceries up two full flights of stairs. There were 4 steps into the building and another 16 steps to our room. The floors and walls are very thin. I could hear someone next store snoring. People above us left early one morning(6am) and for an hour it was slamming and rolling of bags. Later in the stay a family with a young child was staying above us. I felt for the child, we could hear the Mom trying to entertain and feed the child. Kids don’t want to have to tip toe and be quiet. Also, there were multiple things in our suite that were broken or missing. One day we came back to the room and there were two housekeepers shaking our door handle. I identified that it was our room and they looked at me and walked away. We walked around our room and looked at everything. We had to stay one more day because we were there for an event. We left a day early after that incident.

It is a timeshare

Before the stay was booked it was not clarified that it was a timeshare property. The day of the reservation the hotel.moved us to a different location, which was not an issue. The issue started when we were not given our room keys until we accepted the $100 gift and attending a 90 minute sale pitch. We didnt need the gift card or anything, and we said as much. we couldnt get the keys until we said yes. Which was very annoying after a long day at the theme park and it is already 9pm. The walls are super thin and you can hear everything. At least it was clean.

Just gross

The amenities were awesome-loved the pool and all the things for kids to do. Also loved the amount of space in the 2 bedroom unit. Unfortunately that’s about all I can say positive about the place. It’s was so stinky and gross. See photos. Drawers don’t stay shut. Cobwebs and dust everywhere. Even gifted with an empty Kleenex box filled with dirty tissues and a used razor, as well as a cleaning cloth left behind. Hair in the sheets. Bad smells. Flies.
