Stay was nice. Although there were many mosquitos in the room we managed to kill them or keep them out. Place is a bit tight but nonetheless comfortable.

My experience at this property was disappointing and did not match what was clearly stated during booking. The confirmation showed that I would only owe $12.90 USD for the tourist tax, but when I arrived, the owner demanded €60 in cash. After going back and forth and showing proof on my receipt, he eventually lowered it and I ended up paying €43.50—still much more than what was listed. The interaction felt aggressive, and the owner’s tone was unprofessional. It also felt like the owner was penny pinching, including charging an extra €5 for my 16-year-old, despite 16 typically being considered a child for tourist tax in Italy. The room itself also fell short. The bathroom had a strong unpleasant smell, and the bed was old and uncomfortable.Kitchen utensils was dirty.

The room was clean and very large. Easy to get into the building. Very nice place in a convenient location. Easy walk to shops and the Rialto bridge. I would stay here for any future trip to Venice.

Very close to train station, rialto bridge and St Marks square 15-20 minutes. Also de line number 3 is less than 5 minutos walk. Claudio is very helpful, he gave us all the information to get around Venice. We stayed at the apartment, good size for the 4 of us, 2 adults and two teenagers. Will recommend this place, and will come back in future.

Beautiful place. We rented the apartment downstairs. Concierge was waiting for us when we checked in. Hotel was central to many very good shops and eateries. Room was roomy and newly renovated. Will stay again. Only about 300 feet from the water taxi on the grand canal

Property was very beautiful inside. Rooms All clean and beautifully decorated. Claudio greet us for check in and we let the luggage there. Check in is at 2:30pm. They dont have iron that was the only thing I didnt like because I had to change my outfit. But overall very good. You have to pay 2 euro per luggage for storage after check out (is at 10am) Didnt like that either but paid it and it was worth it. Safe place. I was there only for a night but was very peacefull. I will come back!!

Claudio was friendly, helpful, and welcomed us when we arrived. The hotel is simple, in a quiet and less touristed area of town, yet still central for exploring. Clean and comfortable room. Would stay again there if returning to Venice.

Very easy access 2 minutes walk from water taxi to hotel , host very helpful room was very clean . Bed was comfortable but sofa had to do but was fine for 2 nights . Ideal location would stay again.

Great location, down the street from a water metro stop and close to lots of restaurants and shops. Room and bed were comfortable. Staff is part time, but while they were there they were very helpful, allowing us to leave our bags there since we arrived before check in time. Rooms are up a large stairway and there is no elevator.
