Excellent hotel but more dated than the pictures look. Rooms are large but you can hear conversations from other rooms. Great to have a beach across the road - weather permitting, of course. It's also nice to stay away from Venice island but have access to it. Ferry no. 14 is the most direct way to get to San Marco in 10 minutes, but make sure you go in the right direction. The rooftop bar is lovely when open. The only downside is the breakfast which, contrary to other reviews, was quite bland and stale and didn't have much variety. We stayed in quite a few hotels during our trip and breakfast here was one of the worst. Perhaps cleaning the breakfast area frequently could be useful as the floor used to get sticky with children splashing juice when using the juice dispenser. Another review mentioned that there was prosecco at breakfast - yes, there is for 6 euros a glass but I never saw anyone drinking it.
The hotel is on the island of Lido about a 40 minute taxi boat ride away from Venice. We didn't realize just how far away it is, it's not a convenient place to visit Venice. HOWEVER, the hotel is Beautiful and is literally on the beach. There is something about walking along the shore of the Adriatic Sea. The beds were comfortable, and rooms large for Italy.
Located on the small island of Lido. It's a lovely hotel right across from the beach. It's only about a 20 minute walk from the main dock. (SME) Lovely and charming. With a nice rooftop bar and Pizza restaurant attached. The breakfast is also delicious. A great selection of typical "American Tourists" Eggs, Bacon, Sausage. But a lot of choices for breakfast for different palates. We'd definitely stay again.
We stayed here in March 2025, in one of the top-floor apartment rooms. It was very spacious, comfortable and clean. The breakfast was great (especially the coffee!)
The hotel's location in Lido is quiet and relaxing, with considerably fewer people around. I would say that the bar is somewhat over-priced (perhaps this is a Venice issue), but I had cheaper drinking in other hotels on my trip. The hotel's restaurant was good, and reasonably-priced (we had pizza).
Also shoutout to the barman, he was great!
Overall nice place. Very good breakfast.
Room was hot in the evening. It had air conditioning, but the concierge refused to turn it on. I slept with the window open and the blind rolled all the way up. Maid didn't replace towels and dirty mugs. She'd tidy the bed though.
We stayed for our honeymoon, and had the best time! All of the staff are so kind and helpful, the food option is amazing!!! We would definitely recommend this hotel for anyone looking for a relaxing place to stay! 10/10

The only positive of this property was the location. It was located across from the public beach on island of Lido. The property itself is old. The rooms are small. There was NO AIR CONDITIONING or there was POOR AIR CONDITIONING. First night was room with no AC. Hotel didn’t move us because hotel was full and there was ZERO COMPENSATION. They moved me to a different room next day with POOR AC. I slept outside because it was cooler than the hotel room. Unfortunately, got about 30 bug bites. There were other people in lobby complaining about NO or POOR AC. Staff indifferent. I checked out a day early and hotel did not compensate me for the day:night I didn’t stay there. They nickel and dime you for everything. No breakfast included. $30 to go to area of beach that had umbrella and chairs. They didn’t have any included in cost of stay. They charge $5/day for you to have a beach towel. After I paid on Expedia for 4 nights, cost was not refundable. This was my first trip to Italy and this experience really contributed to a less than enjoyable experience. I WOULD HIGHLY ADVISE TO NOT BOOK THIS PROPERTY.
Amazing breakfast buffet, great room and staff, right across from free beach for the kids. Wonderful stay.

The staff was really good. Our room, however, it was on the first floor and it was actually for disabled people. So the shower just had a small strip separating that between the sink. The toilet was half in the shower. Making for a weird experience. All the outlets were very loose for plugging in devices. It was clean I will say that.

I booked this hotel because it’s beachfront, with buffet breakfast, & air conditioning. We arrived & wasn’t informed that their air conditioning wasn’t working. We wouldn’t know if we didn’t ask. The front desk gave us one electric fan for 2 rooms. I asked for another fan & she said they don’t have extra. We arrived Friday we’re booked til Sunday. According to the lady at the front desk, their air conditioning parts will not arrive until Monday. We had to open all windows for some breeze. It’s too warm & humid with the windows closed. Mosquitoes started coming in & kept us awake all night. By morning, the mosquitoes had a feast on us. I cancelled our 2nd night & booked elsewhere. The beach across the street is also with lots of mosquitoes that they would go to our eyes. Also, the hotel is right next to a ghost town. There’s a locked gate that prohibits anyone from entering, but we can see the abandoned buildings, with no signs of life, on the other side of wall.
