This cabin is a beautifully remodeled 3-bedroom, 2-bathroom mountain retreat with all the amenities you need to enjoy a comfortable stay in the North Georgia wilderness!

With a fully equipped kitchen boasting brand-new appliances, meal preparation becomes a breeze, whether you're whipping up a quick breakfast or preparing a family feast. Outside, the screened porch provides a serene setting to enjoy your morning coffee, cooled by a gentle breeze from the ceiling fan, while gazing out over the Toccoa River. For those who love to grill, the deck is outfitted with a gas grill, allowing you to cook outdoors while taking in the riverside scenery. BEFORE YOU BOOK:
-Area wide power outages are common in the mountains and no refunds will be given if an area wide power outage happens during your stay. No refunds will be given for weather related cancellations.

-Please be aware that you will be receiving a link to our booking contract via text within 24 hours of making your reservation. If you do not see it come through, please let us know as it must be signed. We are happy to answer any questions about its contents.

-This property has all private amenities and is self-check-in. We will text you information pertinent to your stay including a link to our booking agreement (shortly after reserving), a link to the property guidebook that includes the address and important directions (3days before check in), and the code to the smart lock on the door (around 2:30 pm the day of check in)

-Our cancellation policy is firm but if there are other dates you would like to move a reservation to. The fee for this will vary from $150 - $300 depending on the cabin, how close to the check in date your reservation currently is and availability.

-Pet Fee is $75 per dog. We only allow dogs. No cats. Pets shall always be secured within the boundaries of the property. If the property is not fenced, pets must be kept on a leash and always accompanied by the pet owner while outside. If you plan to go out and leave your dog at the cabin, please know that we require they be crated in your absence.

-If smoking takes place on the property during your stay, we will charge you $250 to deodorize and clean the property.

-No amplified sound equipment can be used outdoors between the hours of 10pm and 8am Sunday - Thursday and not between the hours of 11pm and 8 am Friday and Saturday.

- We cannot absolutely honor early check in requests, but we will do our best to accommodate them. Reservations requesting an early check in will not be refunded if we cannot honor the time requested. This is done to benefit the guest so that the property is completely clean and ready at their arrival at 4pm.

STARTER SUPPLIES & ESSENTIALS:
-Suches Vacation Rentals provides a starter supply of basic items to help you settle in comfortably upon arrival. Starter Kit Includes:

Kitchen Trash Bags – 5 (located under the kitchen sink)
Paper Towels – 1 roll per kitchen
Toilet Paper – 3 rolls per bathroom
Body Soap – Small sample bar soaps (included in the welcome kit in the kitchen)

-Please note that this is a starter kit only. If you anticipate needing additional supplies during your stay, we recommend bringing them with you or purchasing them locally.

-As coffee and laundry detergent are often personal preferences, these are not provided—we encourage you to bring your own.

-We do provide an ample supply of:
Dish soap and dish detergent
Shampoo and conditioner
Hand soap

LINEN & TOWELS:
-Suches Vacation Rentals is located in a beautiful yet remote area of the North Georgia Mountains. Because professional linen services are not available locally, all laundry is handled in-house with care. We provide one bath towel and wash cloth per guest according to the maximum occupancy of a cabin.

-If you need extras, you’ll find a set of “seconds” under the bathroom counter. These are clean, repurposed towels that may show light wear or minor imperfections, but are freshly washed and perfectly suitable for use.

-We typically provide basic spices such as salt and pepper. If you have specific preferences, we recommend bringing your own.

24/7 GUEST SERVICES:
-Suches Vacation Rentals are available by text or phone 24/7. The number to reach us will be provided in check-in information. You will hear a menu listing who is reachable at the time of your call. Our reservations person is available 9-5 for general assistance, guest services, for requests that require in person attention, from 5-10 pm, and from 10pm to 9am someone will be available for rental emergencies. If you are experiencing a medical emergency or immediate danger please call 911.

The cabin was super cozy and everything was ready when we arrived. The house is right on the river which was fun for the kids and dogs to explore. We used the fireplace at night and the kids really enjoyed making s'mores. I would definitely recommend a quick weekend getaway here!

The location was perfect. There is a nice size river behind the property with a coffee sipping screened in porch on the back to enjoy the sounds of the water flowing over the rocks. The place was very clean with plenty of room to spread out. Would stay again.

Beautiful property, well appointed. Had everything needed for a stay. Any grocery is a drive. THERE ARE NO FISH IN THE RIVER. Not the property owners fault. Grand Kids had a black playing in the river below. Critique would be there needs to be a few more towels available or ensure you tell guest to bring swim towels. Very dog friendly property need to learn ADA rules regarding service animals. I paid the fee but should not have.

Wonderful getaway

This property was excellent for being on the water with our kids! The kids, dog and even my husband and I enjoyed playing in the beautiful Tacoa. The house was spacious and my husband and I were able to have some separate space and not have the kids right on top of us the entire time. We enjoyed cooking meals there, gathering around the large dining table to play games and the morning coffee views were so relaxing. We drove to the lake for dinner, went kayaking with Appalachian Adventures ( Excellent!) and enjoyed some time at Sea Glass Falls. The falls are very close to the cabin and provided a great mountain adventure for us. We also enjoyed the hike and experience of the nearby swinging bridge. It was a easy hike and great views.I was able to communicate well with the host and they did well providing us with additional information. On top of that, during our visit to Suches Life they also took time out to research some places that we were interested in and help guide us!The only recommendation I have for the Bookery is to add children's books in the kids room, or more children's books downstairs. We would have enjoyed reading to the kids at night and seeing them curled up with a book as well.We will be back again!

The week went by real quick. The cabin was as describe and more. Inside the cabin had everything you need from a coffee maker, snack's, foil. No need to go buy any household goods you may have forgot the cabin had it. Wood for fire pit was great; we sat by the fire pit and made smore's which was my first time for me. The area had so much to do we need to go back. We all love the cabin and the towns around. The kids and I played the video game. Great Time would do again.

Fantastic Place to Stay on the River!

Loved staying at River Rapids Bookery this week. Fantastic river views from the expansive screened porch as you listen to the river sounds! Our grandchildren loved running around the yard and playing in the river (even though the water was chilly). We could sit on the screened porch and see/talk to them as they played outdoors. Kitchen well stocked. Beds comfy. Large living room. Joni was the best host as she always responded quickly to any questions. When we arrived, we had difficulty with the lock on the front door. I texted Joni and she fixed the situation in less than 5 minutes. If you're looking for a quiet getaway on the river, this is the place.

Comfortable and relaxing

This cabin is one of the best I have rented. It was comfortable, beautifully appointed, right on the river, and the kitchen was well-equipped. There was even firewood! I also found that the property manager was extremely responsive.The house is 40 minutes from a major grocery store, so pack in your food. The grill is clean and very good quality.The house was spotlessly clean, although previous guests brought in dogs (as is permitted) and there was some fur on the furnishings. Anyone with pet allergies: be aware.

Video Game Console a Big Hit!

We loved hearing the roaring river all night. The kids fished for trout just outside the door. The kids also loved the taking on the pac man game and it is located upstairs away from the adults. The Bose sound system is a plus. Plenty of living room and board/card game space. FYI, the beds are not specified. There is one queen upstairs along a with the two singles and one generous full bed in the downstairs bedroom.
