When you've had enough of the great outdoors, retreat to the basement family area and the adjacent game room and have a fun movie night with surround sound or a tournament to decide who takes the crown of the vacation ping-pong or basketball champ.

As the sun goes down and you are done adventuring for the day, eight comfortable bedrooms will provide all the rest you need to continue writing the Utah fairy tale. The Murphy bedroom is perfect for business travelers as it features a designated desk where you can attend to work in complete privacy.

★ HOUSE RULES ★
1. NO PARTIES OR UNREGISTERED GUESTS: Registered and Approved guests only on the property. No parties/events. Maximum occupancy is 18 guests unless you’ve received prior approval, and the extra guest fee has been paid if applicable.

2. QUIET HOURS: 10:00 PM – 7:00 AM (use of outdoor amenities such as patio, fire table, hot tub, and any other outdoor areas is not allowed during this time frame). Please be respectful of our neighbors at all times, including daytime noise levels.

3. NO SMOKING/VAPING/DRUG USE: Smoking or drug use indoors is strictly prohibited. If you choose to smoke outside, it must be done on the designated back patio only. All cigarette butts must be fully extinguished and disposed of in the outdoor trash bins.

4. AMENITY USE (HOT TUB, FIRE TABLE):

Hot tub rules:
a. Use at Your Own Risk
The hot tub is provided as a complimentary amenity. Use is at your own risk. Children must be supervised at all times.
b. No Glass
Absolutely no glass in or around the hot tub area. Broken glass requires a full drain, clean, and refill, and guests will be charged for the service.
c. No Food, Alcohol Containers, or Smoking in the Tub
Drinks must be in plastic containers only. No smoking, vaping, or drug use in or around the hot tub.
d. Shower First
Please rinse off before entering. Excess oils, lotions, fake tan, makeup, and hair products will damage filters and water chemistry.
e. No Soaps, Bubbles, or Additives
Do not add anything to the water. This includes bubble bath, bath bombs, essential oils, or detergents.
f. Keep the Cover On When Not in Use
The cover must remain closed and latched when the tub is not in use to maintain temperature and prevent damage.
g. Do Not Adjust Settings
Do not change settings or open equipment panels. Maximum temperature is preset for safety.
h. Quiet Hours Apply
Hot tub use must comply with quiet hours (10:00 PM – 7:00 AM)
i. Report Issues Immediately
If water appears cloudy, low, or not heating properly, notify us right away.
j. Damage / Extra Cleaning
Excessive debris, drained tubs, broken covers, or contamination requiring service will result in additional cleaning or repair charges.

Fire table rules:
a. Propane must be turned off when not in use.
b. Do not leave the fire unattended.

5. PARKING: We allow a maximum of 6 vehicles to be parked at the home (3 in the garage and 3 in the driveway). Guests must park in the six designated off-street parking spaces only. Parking on the street, especially in front of mailboxes or neighboring homes is not allowed.

6. PETS: All pets must be disclosed and included in the reservation, and the pet fee must be paid prior to arrival. Pets are not allowed in bedrooms or on beds/furniture. Guests must provide their own pet bedding and clean up after their pets. Additional cleaning charges will apply for pet hair on linens or excessive cleaning required.
