I am not sure how this property got such high reviews. It's gotta be the location. After my stay this past weekend, I have to say, that was the only highlight of my stay, the location. Close to great dining options, walkable and we were pleasantly surprised with a farmers market on a Saturday that set up right in front of the hotel. Other than that, all bad. The rooms are smaller than what's pictured. Looks are deceiving. I know it's a boutique hotel but it felt like we were in a box. When we arrived in our room, there was no TV remote. We had to call the front desk to get a remote sent up and that took about 20 minutes. Mind you, this is a 4 floor boutique hotel. The rooms are in need of an upgrade. The carpets are dirty and the restrooms, although clean, were full of rust and water damage on the ceiling of the shower. Likely from years of steam. I also requested body wash since my wife and I ran out. It took them 30 minutes to get me the body wash. When they arrived to deliver it, the gentleman seemed annoyed and said he was sorry. That he was the only one working at the front desk and couldn't get to us any quicker. Overall, I had a poor experience during my stay. Little Italy is a fantastic location to stay in San Diego. But look for another hotel for your stay. The Pensione was a disappointment.

Great location, but noisy on Saturdays

Great location in the heart of Little Italy. So close that on Saturday mornings starting at 6am you can hear the Farmers Market vendors setting up outside. Not fancy but would definitely stay there again!

I love the style of my hotel especially the cafe connected to the property. The room is a bit tight, if I wasn’t by myself. I probably would’ve booked somewhere else for better comfort. It’s the perfect location to try different restaurant in the area & not too far from the harbor for morning jogs or to watch the sunset.

Very friendly staff and convenient location. However some cleanliness issues- when we arrived the front desk staff was attempting to kill a roach near the entrance, there was also a roach in our room one morning. Also no daily cleaning services.

Great location, super comfy bed.

The location is great, tons of restaurants and cafes right outside. The bed is super comfy and while the room is a little small, it does not feel cramped and has everything you would want. The only thing I would call out is the sink is a bit high, if you are on the shorter side it might be difficult to use.

Lovely property in walking distance to a ton of great Little Italy restaurants. The room was small but clean and comfortable. Uber pickup is convenient. The street market on the weekend was a nice place to browse and pick up souvenirs. I would stay here again if I’m in San Diego.

Cute hotel in the heart of Little Italy. The rooms are adequately maintained, you could see dust build-up at the corners of the floors, and behind the furniture. Otherwise, the main room, bathroom and bed were clean. The bed was very comfortable and cozy. The area is highly walkable, with lots of good dining options for most diets, and you won’t have a problem catching a ride share if you don’t have a car. I’d definitely stay again.

Very small but worked for me

Bedroom: I had a room with a queen bed, it was very small but it worked for me. Even for 2 people, it may be a bit tight. Going based off the room I was given, I am not sure if all rooms are like this. Noise: If you are a light sleeper, this may NOT be the hotel for you. I don’t mind noise at all. The airport is near by and trust me when I say, those airplanes are LOUD, again, I’m not bothered by loud noises. Location: Location was perfect! Lots of restaurants, bars right outside the hotel. So many to choose from but keep in mind, they do close “early” even on weekends. Early as in most places do not stay open till 2am. Airport, Gaslamp, Liberty Market, and more, all a short uber or drive away On Saturday the farmers market was outside of the hotel, that was great! It was about 3-4 blocks. If you can, wake up early, and check it out, lots of food and drink options. Parking Parking is TIGHT squeeze and limited!! Prepare for this. They do offer other parking structures near by and a short walking distance. Luckily I scored a parking spot for the weekend. Overall, fantastic hotel! Staff was friendly, helpful and so were house keeping. Very lovely ladies. I would definitely stay here again.

When we checked in, we were not informed that room cleaning must be requested. When we go to the room, it was small and the AC was not working properly. The staff was great and they moved us into another room on the same floor. The AC took all night to cool down the room. The carpet was dirty and there was a lot of dust on the AC unit. In the bathroom, there was mold on the ceiling and there was no AC in there. The morning of discharge (sat), there was a market on the street by the hotel. Starting at 5am, you can hear the tow track and by 8 am you can hear tons of people on the street. We couldn't relax and it was kinda upsetting.

Great hotel, amazing staff, excellent location in the heart of Little Italy. The rooms were gorgeous and we had one with a great view of the area. Just be aware this is a boutique hotel and they offer very limited parking in a tiny garage and they don't offer daily housekeeping.
