Great location! Great AC! Needs a little TLC.

The location was fantastic, as well as the host. However, the room needed a little TLC, just a few minor repairs to really elevate the space. On a bright note, it was a very hot day and the room AC WAS AMAZING!! That's vey rare for a hotel room in Europe.

The staff were friendly and very helpful with local tips of what to do and where to go. The bus stop was right at the entrance to the townhouse, which was extremely convenient. We appreciated the elevator for my elderly parents. The air conditioning was great and rooms were comfortable.

The staff was superb, Marco was very responsive to my questions prior to our arrival and even arranged transportation for us from the Civitavecchia cruise port to the hotel. The property is very secure, you have to get beyond 3 locked entrances to get to your room. Don't let the 3 locked entrances give you the impression it's not in a safe area, we felt safe walking to and from the hotel. As an American it's hard for us to get used to "smaller" meaning rooms are smaller, as are the elevators, and less amenities than back home. As an American traveler I realize this and find it is an adjustment. The room as mentioned is small, as is the bathroom. Our room #5 had a aviation theme. Walls were pretty scuffed up. Chair looked broken so we didn't sit in it, used bench at the end of the bed instead. I think the most inconvenient thing was there was not a shelf in the shower to place your soap/shampoo, I had to place my bar of soap on the shower floor, which I didn't care for. Also learning European hotels don't provide wash cloths. The A/C worked, but wouldn't cool below 22°C. For a Texan like myself, it was a warm nights sleep which is difficult. Mini fridge was cool, but not cold. There was a nice gesture of a bottle of wine in our room upon arrival, but we didn't open it because we don't drink much. Considering our tight Rome itinerary, we weren't in our room much so the inconveniences were bearable and Marcos responsiveness made this hotel worth still earning a good rating.

Hotels location is great, very easy to get around by bus, metro or walking and nice area at night (feels safe) The owner very welcoming and helpful, all our requests where met. We liked the room size & the bed was comfortable. The room does feel tired and needs a freshen as there are marks on the walls, skirting is deteriorating & bathroom needs an overhaul, this didn’t spoil our stay but is worth noting.

The customer service was great and also the location. I appreciated that the property is not in a very busy part of the city. There are many options for public transportation as well as a scenic walk to the center. There are also many great restaurants in the area that serve excellent food. The overall property definitely needs a lot of work. There was mold in the shower, the water didn’t drain so it made taking a shower unpleasant. The pictures didn’t match what we saw in person which was disappointing.

I’m not gong to give a “bad” review but a fair one. First the positives. The apartment building’s location is excellent for all the main visitor sites in Rome. With all in good walking distance. There are also good restaurants & shops nearby. The staff are also very helpful & friendly. However, there were issues. There may be “luxury suites” within the apartment block sadly our room, no 5, wasn’t one of them. The room is very small and quite tired, see pictures. The pictures in the advert are a little deceptive. You also need to have a set of 4 keys which is annoying. Also, every single night after 11pm guests loudly struggled to open the apartments main door. So I had to go & let people in which became very irritating after 3 nights. My biggest issue is the price of our stay. I appreciate that Rome is expensive however, for what was offered & we received the price was excessive. The additional €135 in taxes, which isn’t the fault of the apartment owner, made the cost ever higher bringing a 5 night stay to €945. I’ve travelled extensively and this was by far the most expensive place I’ve stayed that didn’t meet expectations for the cost. There wasn’t much in terms of luxury. You don’t go to Rome to spend it in your hotel. However if you spend luxury money you want luxury. If the price was significantly lower I could recommend this apartment suite. Sadly, given the issues I can’t. 6/10.

I think it’s abit of a stretch to call this place luxury. The room was basic with two very thin pillows. The hairdryer and shower were falling off of the wall. Location was good but there are building works opposite the hotel which makes it very noisy. They let us check in early but quite disappointed with the room compared to the pictures.

A great spot to stay close to all the tourist attractions in walking distance. Marco and the team are very hospitable. Rooms are cleaned every day. My only criticism would be the bathroom with a small amount of mould but nothing serious just lacking exhaust fans but open the bathroom window then all good.Overall a pleasant place to stay in a great location.

Loved this property. Just over the bridge to the main area which I liked. Away from the massive crowds but still walkable to everything. Really nice cafes around the building. Just a bit of a mouldy smell in my shower/toilet but no big issue.

Stanza spaziosa con letto molto comodo (i cuscini un po' troppo bassi ma lo staff ce ne ha gentilmente procurati di più). Ottima location sia per trasporti che per cose da fare e posti dove mangiare. La camera non dava sulla strada, quindi era molto tranquilla la notte. Purtroppo le pareti non trattengono il rumore delle voci dal corridoio interno, e il viavai è iniziato la mattina presto tutti i giorni della nostra permanenza. In camera c'è tutto il necessario anche se alcuni degli arredi sono un po' datati (pezzi della doccia poco stabili, finestra che fatica a chiudersi).
