Bienvenidos - Welcome! We are so happy you found us...which means you also found Casa Campanitas! We have been so very fortunate to have had a piece of heaven in Casa Campanitas which we have used as a place of respite two to three times a year for 30+ years.

We are now in our 80s and are no longer able to travel. We are therefore sharing our calendar to invite those of you who would also enjoy Casa Campanitas, its great location, and all Puerto Vallarta has to offer. Take a look at our place on VRBO and let us know if you have any questions. Be advised we have 30 stairs/steps to and from our door to the road with for switch back stairs starting at our door that go down to the beach (it's how we go to town or use the road sidewalk coming back). Our location can't be be beat. We have a super property manager (see our reviews), So "stay with us". You won't be disappointed.

For the price of a hotel room, you can relax in an ocean-paradise vacation condo with its unique architecture, just steps down to the beach on the edge of Old Town Puerto Vallarta. wonderful pool! steps into unit and bit uneven (in terms of being from USA where there are codes to new steps) - but not a problem just had to remember a couple different lengths between them. steps to beach we really magical! it may be an “open air” type place but i barely felt like it, as 2/3 bedrooms had doors that closed it off. the hotel next door was having a wonderful event all weekend on the beach and we got to attend without actually having to :) we did take ubers up the hill at the end of the night as that is a bit steep but again, not an issue. such an amazing location

Great property!

This is an amazing find! Right on the beach, a pool, great location. I will say that this is not a good place for folks with mobility issues as there are many steps to get to Playa de los Muertos, but if you're able-bodied it's great exercise to walk off all those margaritas! We loved it here, excellent communication with the owner and the lovely Lupita, a great location for exploring PV. Being able to hear the waves every night was just amazing. A great place if you're with a chill group. Thank you!

Staying here was very challenging with the unit being located about 30 steps down to the unit from the access street and another 40 or so steps down to the street nearest to the beach.

Very authentic experience. Could use some updating and some TLC. Lights with spliced and taped wires, needs dusting and throwing out of old, bug eaten books no one would read. Beds are too low and could use higher mattresses. One side of the villa could use shutters to keep the wind out. Having listed all the downsides the stay was overall good… just little things that would make more appealing but if you’re looking for authenticity this is it! No shortage of seeing whales and dolphins all day every day! Area is so safe with all kinds of great restaurants a short walk away!

Large totally open air apartment situated right above Almar pool deck/bar area...music was always kept reasonable, though we were there off season in October. AMAZING view from kitchen/dining area and viewing platform 1/2 way up the 34 steps to road :)

The home is absolutely beautiful Each room was spacious, and the deck area and pool were exactly what was needed after a day in town. Only one room had air conditioning, so that made it somewhat warm at night if not sleeping in the small bedroom. Love the open air concept and while this is something the owner couldnt be responsible for, there was a stray cat that raided the kitchen counters our second night in, It then took up residency for the duration out by the pool at night. again not a biggie for us, but something people might want to be aware of. The house is farther asway from the beach then I thought. My father who is 87, found it difficult to get down but he managed and when we couldnt walk down or up we simply grabbed a cab. From Los Muertos it was 60 pesos to the house, very reasonable. As mentioned in other reviews, the house does need a thorough cleaning,. lots of dust and dirt on counters and hanging lamps. I understand from the open concept how this could be. We owned a home in PV with an open concept and it was a bear to keep up with. the views of the beach were beautiful at night, the lights and sounds from below were amazing. The resort next door at night could be super loud, but knowing the location is expected. lots of construction next door on adjacent condos. Hopefully it will be done soon. We did enjoy our stay . It has the potential to be a great gathering place.

Unique open air classic

This place might not be for everyone with no windows or screens but the 6 of us thought it was great. Lots of open space, walk right out to a huge patio and pool with new furniture. Nice partial view of the ocean for whale watching and people watching. It has its share of stairs to the beach like so many other places in the Romantica Zone. It’s a 5 min walk to the action that makes PV so popular. The nightly rate is cheap for 1600 sq ft 3 beds 2 bath.

Fun Stay!

We had a great time! It felt like we had our own private pool. The location was great! One of the mattresses was not comfortable. The club on the beach played loud music until 8:30pm.

Great Stay

We had a great time! Karen was very attentive to a concern we had and we appreciated that. The open air concept had us filled with fresh air, but if you get sick and have to spend time at the condo during the day there is no way to escape the noise from construction, other neighboring vacationers, and the club music next door! But there is a fan in one room that does a good job at drowning out the noise if it gets to be too much. thanks karen and jim!

Authentic Mexican to be perfection

We loved staying at this condo! Great price, perfect location for proximity to the beach, shops and restaurants! We didn’t have to cab anywhere except to La Huerta bbque which is a must! Quick cab ride there. The patio and pool were awesome! Nice new comfy patio furniture with lots of sun to enjoy from 11-6ish! Felt like our own private pool as no one else came down to it.. some annoying construction sometimes but that is expected at times down here. It’s too bad that the penthouse from Vallarta shores put up a metal wall in front of the living area to partially obstruct our view- kinda of a jerk move on their part! This location and true authentic ambience was truly wonderful!! As found in a different review, the one king bed really needs a thick foam topper! (Costco sells really great ones for cheap) and we really would have appreciated the doors for the back two bedrooms to have the key to get out instead of through the other bedroom. All in all, I love this place! Great vacation!!!

Torn & Tattered

The place does have its charm, but that's where it ends. The mattresses are old, uncomfortable sacks of feathers, the luke warm water ran out in 3 minutes, the toilet seat wasn't even attached to one of the toilets & the toilet seat in the half bath wouldn't stay up, several of the lamp shades were old, rusted, stained & torn, there were numerous faux Tiffany lamp shades .... all tired, distressed & dusty, there was no hot water pressure/flow to speak of in the kitchen, the online pictures make it look as if the beach is 10 steps away from the pool and, truth....from the street down to the beach is One Hundred Seventy Five, yes, 175 steps ! Electrical outlets were hanging out of the walls and there was construction going on at the pool, on the side of our unit and on the unit directly under our unit, all at the same time ! It was hardly restful !! This condo has NO business being rented. NONE. We told the owner, she called the property manager & he walked around the unit and confirmed everything listed here, but nobody did one thing to amend or appease ! TORN, TIRED & TATTERED is being kind.

Clean & peaceful, except when nearby construction was going on. I love Mexico! But............there is always some type of construction going on. Housekeeping was great & we felt very safe & secure. The floor plan was great for privacy. We were a group of 5 women in our 60s & 70s. The stairs to the beach were a bit much for a few of us. This place would have been a favorite to rebook when we were 20 years younger.

Old-world Charm

My partner and our 16-year-old son spent 5 nights at this property. The open-air architecture along with the tile, beautiful wooden features, and access to both the pool and the beach below were just right. They are not exaggerating the steep road and numerous stairs to and from the beach and the heart of the Romantic Zone, however, we loved the activity! I came home feeling younger, stronger and in better shape! :) Karen, one of the owners, and Lupita, the property manager, were both extremely easy to work with and to communicate with before and during our visit. Lupita greeted us upon arrival and was available for all of our questions and needs. The ocean view is not clear from the pool or from all areas of the family room, however, from the table in the upper main bedroom, it is PERFECT, plus you can view the arch of Banderas Bay from the corner of the main room. It's stunning at night. Plus, there is nothing like sleeping to the sound of the surf. There was music from the hotel next door which we had been advised of before booking and some rather loud construction going on just below the pool. We weren't bothered by either since we realize that we are not the only people in PV and life goes on regardless of our holiday schedules! :)

Perfect get away

This place was gorgeous and the views were stunning, (sunsets and fireworks) the place had plenty of space for 4 adults and the pool was just wonderful to have it to ourselves the entire time. Roger was really nice to chat with and has kept up the property. The walk into two in was not terrible and was nice after a meal. I would recommend this place anytime!

Lovely old-style condo with great views in Zona Romantica

Loved the feel of this brick and tile open-air space that looks out to the Bay and beach, the Pier and beyond. The condo is spacious and comfortable. The private pool was lovely after a day of exploring. Access to the beach, the Malecon and restaurants is via the public access steps (many) next to building or the cobblestone road ( can walk or easily take a taxi or Uber) that will take you to where you want to go —there is lots to see and do here. It can get noisy with music from the next door Hotel at night on weekends. Music would generally stop by 11pm except for holiday special events . Overall, a great stay!

Wonderful & Relaxing

My wife and I stayed at property for a full week. The open air concept was great with beautiful weather and ocean breeze and sound of the waves crashing. Close to everything by foot, and also taxis are more than ready to drive you too. Price on cab fares very reasonable. Looking forward to our next trip here, owners were very responsive & helpful too.
