External space is fully available. Guest can use the second and private terrace for private use and / or for taking a sunbath in complete privacy. The Villa is easy accessible with two small stairs for entering but the Villa is fully steps-free internally. The car can arrive really in front of entrance door and parking is in to the private garden sourrended by a secure fence.

The Villa is located in a strategic location in the heart of Sabina, few mnts from Poggio Mirteto train station, 5 mnts from the town of Poggio Mirteto, 40 mnts to Rome, 20 mnts from Fiano Romano, 1h30 hour to great beach of Ansedonia and natural parc of WWF. Peace, tranquility and quality allow you to live a unique stay a stone's throw from Rome and enjoy the beauties of Sabina. Bike tours, trekking, nature walks and horse riding could be organized and facilitated by the host upon request, as yoga sessions and cooking classes. Perfect stop for travelers on highway as well, great location for regenerating with long stays. Villa Pacchini can offer you a dive into history (among which Farfa Abbey and archaeological site of Vescovio), the lifestyle of vibrant cities as Rieti, Rome, Viterbo and Terni - from which the Villa is equidistant; the extremely inspring natural beauties of Sabina and traditionals villages, with historical celebrations, cultural events and culinary attractions. Access to the Villa is independent with a remote control both for the gate and for the reinforced door. The security of the Villa is guaranteed by innovative and cutting edge controls and iron grids. Inobtrosive presence of house owner is guaranteed and possible thanks to the two independent levels of the Villa wih private and independent entrance. The host is available 24h, just in case, thanks its presence in the first level of the Villa. For breakfast you can enjoy some typical and home made piece of cake, fresh fruits and some organic local bread. Services (as shuttle service, cooking classes, yoga classes made by senior yoga practitionaire) can be requested priorly, and prices are base on you offer only!

The Villa is immersed in the countryside but is not isolated, accessible thanks an asfalted road. Around the Villa you can find fresh milk fresh from the local farms, a 5-minute walk away, and reach the Tiber Valley on foot. Incredible and affordable restaurants are very close to the villa and they can guarantee to taste the goodness of the Sabina organic cuisine.

The road for reaching the Villa is comfortable and paved. It is possible to enjoy a shuttle service to and from Poggio MIrteto train / bus station. With a 10 minute walk you reach the nearest bus stop easily reaching the train station within 5 minutes.
