Villa Dania comprises of four large double bedrooms including two master suites with en-suites and two twin bedrooms. There is a large family room which has been beautifully furnished and includes a comfortable lounge area and both formal and informal dining options.

For your entertainment the villa boast a fully equipped games room complete with a seven foot pool table and table foosball.

To enhance your dream vacation, step outside the patio doors to discover a fantastic swimming pool and spa set in a large extended sun deck with a south and west facing aspect to maximize the sunlight throughout the day. No rear neighbors just a beautiful view to a preservation area - really quiet.

A child's safety fence is installed for your family's protection and with 5 sunbeds and tables and chairs for 8 people you can easily find a place to enjoy the Florida sun. The pool/spa can be heated if required and has underwater illumination. As the pool faces a conservation area with no rear neighbors your privacy is protected.

The villa is located in the exclusive gated community of Aviana Resort, Davenport, Florida. Aviana is a tropical 46 acre paradise with resort-style amenities and surrounded by a wildlife conservation area

Nice property, everything you need. Good pool. Nice and roomy, plenty of room for a family. Well presented and stocked with all you could need. Air con a little noisy during the night. Definitely need a car, if only for supermarket and dining locally. Kissimmee dining and shopping around 20 minutes away.

Great Area To Stay In

We’ve been staying at various properties in the Aviana Resort for the past 10 years. It’s a great area to stay in. It’s close to shopping, restaurants etc. but off the beaten track enough to be quiet and peaceful after a long day exploring the attractions of the Orlando area. The I4 is a short drive and Disney & Universal Studios are about a half an hour drive (if traffic agrees)The hour itself was good and served our needs. The pool area was nice and there is more than enough room in the house for a good sized family. The house itself could use a few minor upgrades as it was a little worn (loose door handles). It was clean on the surface, but could use a deep cleaning. There were a few questions I had for the owner and he answered back very promptly and there were no issues after that.

Family vacation

The house and accommodations were just perfect. There was a little issue with the AC, but after contacting the owner and property manager, the issue was resolved immediately. The location and neighborhood were peaceful and convenient. I would definitely stay again anc recommend it to others.

Property was as described and beds etc where very comfortable. The screen around the pool was storm damaged on 14/07/2025 and I foolishly sat outside on evening of 15/07/2025 and received 5 insect bites. Due to this I didn't sit out or use the pool again as screen was only being repaired on my departure on 19/07/2025. I and my family did have a very enjoyable holiday and would recommend this villa without hesitation.

Beautiful home! The house has a great layout and equipped with everything you need. Everyone loved the pool. The beds weren’t the most comfortable, but manageable. The QR code made it very easy to come and go in the gated community.

Both my wife and I absolutely loved the property, stayed in Florida Villa's on 4 previous occasions and this was the best.The standard of the Villa is a home away from home with more than a hint of luxury, the master bed is massive! Don't think the photo's do the property justice to it's size, it's big.The gated community gave you a full sense of security and the QR code gave easy access. The privacy continued with the rear outlook onto nature itself. Had no issues at all so there was no need to call the Project Manager, we did have his number.Disney about 30mins away & Universal 45 was not a problem.The owner was very helpful with a couple of ESTA queries we had previous to our visit and was always quick to respond.The best recommendation for this Villa is that I would definitely stay here again.Enjoy, we did!

Great stay!

Over all we enjoyed our stay! The pool was nice the house was clean. Our only complaint was that beds were pretty firm and all of the pillows were pretty flat and no extras if you’re using all the beds. Other than that the owner is great to work with and easy to communicate with!

Peaceful Vacation

My husband and I very much enjoyed our stay here. The house was very clean upon arrival and check in at the front gate was quick and easy. Communication with both the host and the management company was easy with fast response time to all my questions. The key box for entry into the house was antiquated and a general pain, however we could live with it. The beds and the living area furniture were comfy. There was a table with 8 chairs to eat around and another smaller table to play games on. The kitchen was fully equipped with everything we needed. Plenty of bath towels and pool towels were suppliedThe pool area was perfect, gated, large enough to swim and had lots of space. It was extremely clean. We paid extra for pool heat and swam every day. The hot tub actually got hot. There were 2 table and chair sets with 5 loungers. It was a very pleasant place to spend every afternoon.The community was quiet, peaceful and a great place to walk or run. The clubhouse wasn’t open very often while we were there, some problem with the community pool. It was a little disappointing but not a big problem.Checkout was so simple, not much to do. They did it all.This was a wonderful place to stay, we loved it here. Thank you,

Great place to stay

Clean, comfortable, lots to do. Game room was fun, pool was nice, and family had a great time. Only complaint is that the train will randomly come through every once in awhile and make a ton of noise haha. Other than that, wonderful stay!

Loved this villa

We stayed in this villa for 24 days and it had everything we needed for this longer stay. The bed in the master bedroom is one of the comfiest I’ve ever had and this is a huge deal for me. We’ve had several holidays ruined because the beds were uncomfortable. The television package also has HBO which is nice if you’re having an evening in. We initially had issues getting the tv to work and found it impossible to reach the property manager. We contacted the home owner and it was resolved quickly after that.

A great vacation in a new way

Great place for family stay

My family had a lovely stay at this property. Peter is a great host and responds quickly to any questions or concerns. The property was maintained well and the beds were comfortable(!). When we booked the place, we were looking forward to hearing the croaking frogs (see other reviews), but alas, it was not their season. However, the back of the property faces a nature preserve of some sort, and that was truly nice view to have while swimming or relaxing on the deck. We appreciated that there were quiet hours in this complex and did not have any issues with loud noise during the quiet hours. Highly recommend for a family that is seeking quiet at night, loves Disney (approx. 30 mins away) but wishes to be away from all of that Disney traffic and hullabaloo.

Excellent location, quiet and clean house

The house was very nice and was fully stocked. The pool was great, probably our favorite part of the trip. The gameroom was too warm during the summer to use and the pictures were outdated (no air hocky table), but we spent most of our time visiting surrounding attractions anyway. We enjoyed our stay and would stay here again!

I would definitely stay here again. The 4 bedrooms and 3 bathrooms accommodated everyone in my family! There was a small issue with the pool but it was fixed by the owner within hours. Had everything there that was needed.

This house has a great layout, and the community has great resort amenities that met our families needs with younger children. The kitchen was well stocked with cookware but don’t forget your spices. Also had plenty of towels and the garage games were in great condition.
