The Villa BRUNEVA is a THREE bedroom, TWO bathroom townhouse located in the heart of Orient Bay. Its location, 500 feet from the beach, allows you to enjoy all the activities and entertainment of Orient Bay or retreat to the tropical intimacy of the terrace with a private pool and cistern and battery with solar pannel.

The kitchen is fully equipped with induction cooktops and new tiling on the ground floor as of September 2021....



3 bedroom semi detached house 150 m from Orient Bay beach. All mod cons: fully equipped kitchen, renovated terrace, high speed WiFi, USB ports, 42" Smart TV (Netflix, Disney+, Prime). Private saltwater pool, 2 bathrooms, solar panels, and 10 m³ cistern for total autonomy in case of power cuts. 2 parking spaces. Thank you for your reservation. Please note that a 4% tourist tax on the rental amount, as well as departure cleaning and linen cleaning fees, are to be paid in cash upon arrival. We will contact you by email to draw up a rental agreement.

Another stay in paradise..

Patricia and Bruno's Orient Bay home was a wonderful home away from home for our family of 5. The accommodations are spacious, comfortable and well equipped for any family. This is our second time visiting Orient Bay and this home's location and amenities cannot be beat. The proximity to the beach and downtown Orient Bay area is perfect for spending morning hours/lunch at the beach, while allowing for a quick walk home to relax at the private pool. Overall, an enjoyable and memorable experience here that we would highly recommend!

Great times in Orient Bay, St. Martin

Beautiful, well equipped property, with a short, 5 minute walk to restaurants and the Orient Bay beaches. Excellent hosts. Easy check-in. Ample communication. Pool with plenty of shade areas and sunning areas on the property. Private parking spaces. Would definitely come back to the same property.

The Perfect Villa

We knew the minute we met Patricia and she welcomed us to Villa Bruneva that we had made the right choice of villas for the week. The house is spotless, comfortable and you want for nothing. We were 2 couples and the house layout is perfect. Beds are super comfortable, lovely big showers and a well equipped kitchen. We absolutely loved the pool, it was a quiet oasis to come back to after a long day at the beach. We also enjoyed the outside area where we spent most nights playing cards and enjoying the pool. It's an easy walk to the village where you will find an array of restaurants. Our favourites were Le String and Ti Palm. There's also a small grocery store close by and don't miss a stop at Good Morning Cafe for a quick breakfast. Patricia and Bruno are available if you need anything and you can tell that they take great pride in what they do. Our only regret is that we had to leave, but already making plans to return. If you're looking for a special place in Orient Bay, you can't go wrong if you stay at Villa Bruneva. Thank you Patricia and Bruno

Wonderful Villa

Beautiful Villa with 3 spacious bedrooms. Pool was excellent. Kitchen has everything you need. Felt very safe here with locked gate. Host was always available if we needed and met us on arrival and departure. The town even had a water shut off that we didn’t know about and host came to turn on backup water beforehand so we didn’t have to do anything. Host accommodated our 9 month old with pack and play and highchair which was a lifesaver. 2 parking spaces, two beautiful bathrooms great showers. Walk to the beach and restaurants was just an easy few minutes. Would definitely stay here again. Grocery store was just a few minute drive. Just keep in mind they had only a washer so have to hang dry any clothes.

Zen Oasis

Our family of three has just returned from two relaxing and rejuvenating weeks at Villa Bruneva. The villa is in the perfect location to take advantage of everything Orient Bay Village has to offer. It is an easy walk to shops, restaurants and the beach. For us the saltwater pool was the highlight of our stay, providing a tranquil oasis to unwind after a day of activity. In the evening the pool lights added the perfect ambience for eating al fresco. Patricia and Bruno were a pleasure to work with. They were easy to communicate with and quick to answer questions before and during our stay, as well as addressing any small issues we had. We were warmly greeted by Patricia upon arrival and shown around the immaculately clean villa. She instructed us on how everything worked, as well as providing a comprehensive guest binder should we need it. It is evident in the quality of the furnishings and attention to detail the pride that Bruno and Patricia take in Villa Bruneva. The kitchen, with high-end appliances, is equipped with everything you need to prepare meals. The beds are extremely comfortable, and the bathrooms spacious. We had no water or power issues but were grateful for the peace of mind the cistern and generator afforded. Patricia and Bruno were by far the nicest hosts we have dealt with, and we enjoyed getting to know them during our stay. We hope to stay at Villa Bruneva again soon!

What a wonderful place to enjoy privacy, easy parking, a wonderful pool and easy access to Orient Beach. We hardly needed a car as you could walk to restaurants, a beautiful beach and small convenience stores. Patricia and Bruno were wonderful hosts! We will definitely rent this place in the future! The Perfect SXM Villa

This was our first full-week return to SXM since just before Irma in 2017. My wife and I have stopped on several cruises since then, and we decided it was time to return for a full vacation. There were 4 adults. We’ve stayed in several villas in Orient Village over the last 20 years. Villa Bruneva, without question, is the Perfect SXM Villa. The hosts, Patricia and Bruno, have left nothing to consider. The entire property including the reserved parking, immaculate pool/lanai area and the well-appointed house are wonderful. All one has to do, is get there. Little things, like a cooler bag, noodles, and beach towels being available make planning so simple. Patricia and Bruno are great at communicating through email, text, or phone. Simply put, this was the nicest Villa we’ve stayed in and we have no reason to look elsewhere. We’re already looking forward to reaching back out to Patricia and Bruno for our next visit SXM/Orient Village.

Tranquil relaxing vacation Villa with all the comforts of home

We recently had the pleasure of staying at Villa Bruno and it truly felt like a home away from home. From the moment we arrived, we were impressed with the cleanliness and attention to detail Patricia and Bruno had put into the property. The villa was fully equipped with all the amenities we needed for our stay, including a well-stocked kitchen, comfortable beds, and plenty of cozy seating areas for relaxing after a long day of exploring/shopping or from visiting the many beautiful beaches on SXM and a lovely pool to jump in and feel instantly refreshed. One of the things that really stood out to us was how welcoming and inviting Patricia and Bruno were and how easy it was to communicate with them. The location of the property was also ideal for our needs, with easy access to nearby restaurants and shops and parking right at the Villa. Overall, I would highly recommend this villa to anyone looking for a comfortable, convenient, and enjoyable home away from home. Patricia and Bruno clearly care about their guests and have created a truly special space that we hope to visit again in the future.

Recent stay at Villa Bruneva - Wonderful!!

Just spent a week in this beautiful home. My wife, two adult children and I could not have asked for more. The villa was so comfortable and well equipped. The patio/pool area provided a relaxing environment to enjoy everything from morning coffee on the couch, to evening meals under cover while still taking in the pleasant St.Martin evenings. Or if you chose, the walk to local restaurants and the beach was just minutes away. So convenient and easy. The week was topped off with the friendly help and suggestions from Bruno and Patricia. There was nothing that needed changing from our view. We thoroughly enjoyed the week and openly say that we plan to return. Thanks for sharing your wonderful villa.

Lovely and comfortable home

We very much enjoyed our stay here. The furniture & beds were all very comfortable. I loved eating out on the patio in the fresh air. The pool was quite cold, but of you warmed up first on the incredibly comfortable mays next to the pool, the water was tolerable. Just watch the steps getting in, that 3rd step is a doozy. I think we need to buy one of these homes, but with just two bedrooms. It was simply perfect for the five of us.

What a great place, with unexpected touches

Our family spent a very enjoyable week at this lovely place just a short walk from the Orient Bay beaches. The property was everything we could have hoped for and we loved the little luxury touches - not just a coffee maker but an espresso machine as well. Not just lounge chairs by the pool, but USB charging ports, too. The pool was a huge hit with the kids, who were in there every day without exception, and the cool blue underwater lighting again provided that nice luxury touch. The unit provided all the space and amenities we could have asked for to make our week on the island perfect. Three bedrooms were just what we needed for our group, the AC and washing machine worked great, and we could veg in front of the tv when we needed to recharge after a long day outside. Patricia and Bruno were gracious and helpful hosts. We can’t wait to come back to this amazing place!

Fantastic house and location

We completely enjoy your home. The kitchen is modern and very well equipped. The kitchen could use a few more plastic glasses since we were always outside and around the pool. The beds were comfortable. Plenty of storage in the closets for suitcases and clothing. Bathrooms/showers were great. Outdoor space is truly special. Nice table and seating area to get out of the sun. The pool was great to use after a long day at the beach or early in the morning after going for a walk or a run. The house is less than a 10 minute walk to the beach and the restaurants in the village. We would absolutely stay in your house again.

The property owners Patricia and Bruno are truly terrific. They are helpful and available for anything even a good dinner recommendation. Beautiful villa with a private pool and a big privacy wall all the way around the pool and patio. Private beaches, first class restaurants and bars…just steps away. The villa is well appointed, very clean and and with two baths and three bedrooms there is plenty of room for six. When a storm blew threw Bruno stopped over and cleaned the pool and Patricia can answer any question about the island. We will be back. We stayed for two weeks and never had a boring moment. What a great island and a great villa!

A Perfect Week in Paradise

Patricia and Bruno allowed us to experience the beauty of Saint Martin and Orient bay in their beautiful well accommodated property, which was a little sliver of paradise on its own. They were the best hosts I’ve dealt with and could not recommend this stay enough. Patricia even picked us up after arriving the airport because we had some transportation troubles. The villa was so clean and comfortable, a great hub for our group to meet up between beach time and activities. Also very close to many small places to grab food and provisions. The cutest French grocery store was only a 4 minute walk away. They were attentive to any questions and concerns I had throughout the week, and very charming. We will be back! Overall great villa but the experience wasn't what we hoped

Positives: The check in process was good and Patricia welcomed us; Coffee machine was broken and immediately replaced upon mentioning it; Master bedroom was comfortable; Host is very responsive to questions. Negatives: Owner popped into the villa without notice 3 times during my week stay. I have no problems with owner visit but there is no respect for privacy!!! There was no advance notice, but suddenly Bruno is showing up inside the house (luckily we had our clothes on). Toilet upstairs was broken; there were ants in the kitchen upon arrival before we even bought food; beds in the upper floor bedrooms were not as comfortable. But on top of those was the treatment we received on check out. Patricia was very unfriendly and claimed we leave the house with a mess. The house was picked up but not thoroughly cleaned as that was what a cleaning fee was charged for (large amount was paid as cleaning fee in cash based on the owner demand) and there might be portions of small sand at the entrance (the house is walking distance from the beach). Moreover, I received a text few hours after check out where I was called a pig (because my kids left few masks in their bedroom...I was not aware of that and apologized for that). I am renting many VRBO and had never got such disrespectful text and comments from a host. My family and I were hurt and I do not believe Patricia nor Bruno treated us with respect.

Great Property

My wife and I and another couple stayed at Villa Bruneva recently for a week and a half. Patricia and Bruno met us on our arrival. They are very charming and personable. They showed us around the Villa and all the amenities it has to offer. The Villa was recently updated and was perfect for us. The pool area is very private and we enjoyed it everyday after returning from Orient Beach which was 5 minutes away. We walked into Orient Village in the evening for dinner a few times and walked to L’Astrolabe for Monday night surf and turf nigh. Great food and Thomas and his staff were wonderful. We loved the modern kitchen with everything you would need for cooking and preparing meals. The bedrooms were spacious and the beds were the comfortable beds we’ve ever slept on while traveling. Bathrooms and showers were also large and perfect for our needs. The Villa was spotless and it was a pleasure to return there everyday after a “tough” day on Orient Beach. We would stay at Villa Bruneva again. Loved it. Bruno and Patricia are the best! Dave and Patty

The villa is exactly as you see it in the pictures. A great place to stay within a short walk to the beach and restaurants. We chose this property because it looked great and had it’s own generator and water supply if town facilities failed. We made the right choice as there was a mains break and town water was off for a few days. We will definitely stay here again when we return. We already had freinds ask for details when they saw some of our pictures.

Gorgeous Home & Close to ALL the OPEN village restaurants!

Wow! What a great place to stay! And such gracious owners! (The owners are fluent in French and English). We had originally booked in April 2020. but for Covid reasons had to postpone. We easily re-booked for Thanksgiving 2020. So glad we did and chose to go this year.. (We really needed a holiday from 2020!) Flying was simple & easy and we felt safe & everyone was being more than covid safe. Once we arrived in Orient Bay… more of the same - with consistent rules. And almost all the restaurants we came to enjoy Are OPEN… Plus 2 new ones.. (we visit Orient Bay once a year..) The Orient Bay village restaurants are ALL open. There is so much open space on the beach between lounge chairs, to be covid safe while being mask-less and enjoying the 80° air temperature and 79° water temperature. Beach food and drink on the beach is served from the beach boy, also wearing a mask. Most of the largest beach bar / restaurants are fully open. Including the ones we went to: Kon Tiki, LaPlaya, Bikini Beach, Le String Beach and missed going to Coco Beach, due to open December 9th. There is almost no covid cases on the French side of SXM, (probably because everyone follows the rules in the super markets, shops and public spaces.) To further be able to enjoy and be covid safe we rented a house.. This house is one of the best we’ve ever stayed it.. Pictures explain it all. It is, as the pictures show.. It is in pristine condition. Very well taken care of by the owners. All rooms have powerful working AC. Kitchen even has a full size refrigerator. Appliances are modern and work easily. The lighting around the pool is super sexy and the warm air invites you to enjoy your own house Private yard as much as the beach does… (although you would have to make your own drink…) Thank you so much Patricia and Bruno for providing such a wonderful home to rent! Go have a great time! - You’ve suffered 2020, time to unwind and enjoy great food!

Lovely , wonderful pool and walkable to restaurants

Bruno & Patricia are excellent hosts. We arrived to a sparkling clean house with fresh towels and crisp linens. Patricia greeted us & showed us around the property. There is parking for 2 cars. Upstairs there are two bedrooms with bathroom and on main floor there is one bedroom with bathroom. We liked the fact that toilets are separated from showers ( as often in Europe) The kitchen is extremely well equipped. We cooked in most days for our family of four with ease. We loved the walkability of the place as it is just down the road from a gorgeous beach( most people were clothed, don’t be wary of nudeness with kids) convenience store and many restaurants. We visited at a rather precarious time as the Corona virus started getting worse and Trudeau was insisting on Canadians getting back to Canada. Bruno & Patricia kept us updated on happenings around the island and were flexible on us cutting our trip short as we had to get back home. They were gracious and very helpful. We all plan on coming back so that we can explore more of the island. The pool is the perfect size for afternoon dips and very private. We always felt safe and slept very well on the comfy beds. You pass through a gated entrance immediately to get to the house. Having the generator & cistern is such a perk . If power or water on the island goes out, you don’t have to worry at all. Thank you for the stay. We will be back soon!
