FLOOR-BY-FLOOR DESCRIPTION
Entry Level: The main level features a designer kitchen equipped for gourmet group meals and a bright great room that opens to the outdoors. Enjoy the fresh air from the open-air deck overlooking the fairway or retreat to the private 3-season room. This level also houses the first Primary Suite with a Queen bed and an updated luxurious en-suite bath, along with a convenient powder room.
Second Level: The upper level provides incredible flexibility for large groups, featuring a secondary living room perfect for movie nights. The sleeping quarters include a second Primary Suite with two Queen beds and a private bath. Bedroom 3 is outfitted with two Full beds and a loveseat sleeper sofa, while Bedroom 4 offers another Queen bed. A bonus room with a sleeper sofa and a shared full guest bath complete this floor.

Voted in the top 5 golf courses in Delaware by GolfWeek and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.
Amenity Passes are required for use of the community amenities and you will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association. Passes may be purchased up to the allotted housing limit by accessing the website or purchasing at the Pavilion during normal operating hours. Children under the age of 4 do not require a pass.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is people.
-There is parking for vehicles.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
