While the home itself is tucked away without direct views, a short stroll reveals serene bay scenery with sailboats, yachts, and distant mountain backdrops.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, stove, oven, and microwave (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire upper 1BR/1BA residence. See separate listing or contact our office for more details. The front patio is exclusively for the lower residence, and the rear patio is a shared space for both residences.
Street-view photos include the front of the house for location context and arrival guidance only; it is not part of this offering. This area also includes the sidewalk leading to the upper residence’s private entry stairs. The upper residence does not offer bay views, but guests can access the bay and beach via the front walkway just steps away.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage utility room. Please note that guests must provide their own laundry supplies.
Parking: There is no designated parking for this unit, but street parking, both metered and unmetered, is available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
