⭐SECURITY DEPOSIT ⭐

> Please note: A refundable security deposit of $150 will be collected. This deposit will be refunded within 24-72 hours after checkout, provided there is no damage and you have successfully returned the key fobs.

> This security deposit request will appear as "Extra Services" charge after your booking confirmation.

> Cats & Dogs as pets are welcomed! For each pet, with a maximum of 2, there is a non-refundable pet fee of up to $150/pet and pet rent of $50/month for stays >28days. Weight should be less than 35lbs and pet should be calm.

> Outdoor security cameras are present, but not inside the apartment.

> Noise decibel monitors in the living room only.

> Supervision: Children and pets must be supervised at all times while on the balcony. No animals may be tied up on the balcony at any time.

> No Climbing: Guests are not allowed to climb or lean over the balcony railings.

> Restricted Use: No smoking, grilling, firepits, bike storage, or use of fireworks on the balcony.

> Max Occupancy: No more than 3 people are allowed on the balcony at one time.

> Trash: No animal waste or other trash shall exist on the balcony at any time and shall be immediately removed and disposed of in the common exterior trash in a zip or tie secured bag.

> Quiet Hours: Please respect quiet hours from 9pm to 9am to avoid disturbing neighbors

> By booking this unit, you acknowledge that you and your guests are using the balcony at your own risk and we, the hosts, are not liable for any injuries.

- Flexible after 4:00 PM
- Background check & government ID required to check-in
- If you require an early check-in, please let us know 24 hours in advance.
- Early check-in available for $25.00, based on prior guest's leaving and cleaning completeness, so that the space is ready for you.

⭐ Check-out ⭐
- Strict 11:00 AM
- If you require a late check-out, please let us know 48 hours in advance and I shall confirm with you.
- Late check-out is available for $25.00, based on upcoming guest's reservations and cleaning timelines, so that the space could be ready.
- $50.00/hour penalty will be applied if guests fail to check-out by 11:00 AM, or the agreed upon late check-out time, due to our cleaners being on tight schedules.
- Please wash dishes that are used. This is not included in cleaning fee.
- Please place all towels and linens on floor next to bathroom.
- Please throw all your waste away prior.

⭐ Keys & Fobs ⭐
- Lost keys and fobs replacement fee is $150.00.
- Please return keys and fobs to lockbox at time of check-out.
- Keys and fobs not returned into the lockbox will be deemed lost and may incur replacement fees.
- Please ensure the lockbox is closed securely.
- We appreciate your attention to detail and cooperation.

- Please respect the space and furniture.
- Please leave outdoor shoes at the front door and refrain from wearing them inside or on the furniture.

!!! NO PARTIES !!!
- There is a surcharge of $1,000.00 charged to groups that are dishonest about the use of the property. Please be transparent and forthcoming.
- Guests partying will be asked to vacate the property immediately without a refund.

!!! NO UNREGISTERED GUESTS !!!
- All guests must be registered for liability purposes.
- There is a surcharge of $350.00 per undeclared guest per night that will be applied for each unapproved guest.
- The inventory and cleaning schedules are tailored to ensure maximum comfort based on the number of guests in the unit.

!!! NO SMOKING !!!
- A $500.00 fine will be applied if smoking (of any substance) in the unit is detected.
- Please be mindful that removing smoke and nicotine smells etc, from the walls and furniture is an extremely time-consuming and expensive process.
- Smoking is also prohibited on the balcony.

⭐ Security ⭐
- There is a security camera on the front door of the unit for your safety. It only captures activity outside the unit.
- Under no circumstances is the security camera to be tampered with.
- The building management requires this camera to be functional at all times for each unit.
- If the camera is removed or disabled, this will be deemed a violation of your booking.
- A $500.00 fine will be applied to your booking if you violate the rules above.
- Please lock all windows and doors if you are not home and at time of check-out.
- Please turn off lights when not in use and at time of check-out; let's conserve energy.
- While we have security measures in place, we cannot be liable for any lost property. If you need assistance, we can review security footage and coordinate with building management. Your safety is our top priority.

⭐ Our Furry Friends ⭐
- Pets, max of 2, must be registered prior to check-in.
- Pets have a one time fee of $150/each, max 2. For long term stays >28days, there's additional $50/month as per building management.
- A $500.00 fine will be charged if evidence of unregistered pets are discovered .
- Pet rules must be respected:
~ Pets shall only potty outdoors and/or in designated areas in the community.
~ Pets should be calm and not aggressive
~ Preferably small pets less than 35lbs
~ Pets should stay off the bed, and please clean after their fur. Excessive pet hair will incur an extra cleaning and/or property damage charges.
- Guests who disrespect the community guidelines may be fined and/or have their reservation canceled without refund.

⭐ Garbage ⭐
- You can throw out trash in a sealed bag in the trash chute on your floor.
- Garbage should not accumulate in the unit, or extra cleaning fees may apply based on extent
- Please breakdown all boxes and seal all trash bags to avoid malodors
- Large boxes/bags or irregular items can be discarded in the trash rooms in the building.

💫 Reservation Extension 💫
>If you enjoyed your stay and wish to extend it, we welcome you to do so, subject to availability. Please provide at least 48 hours' notice before check-out to avoid any penalties.
>All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule the cleaners.
>Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
