Relax in this beautiful home located in the Bishop's Landing Resort Community. This home will accommodate 16 people comfortably. This stunning home is just a short walk to all community amenities, including an Olympic-size pool, children's pool, tennis facility, playgrounds, fitness center, and Clubhouse. With multiple spacious living areas and a high-end outdoor kitchen, it is the ultimate destination for large family gatherings and resort-style relaxation.

FLOOR-BY-FLOOR DESCRIPTION

Main Level: The first floor features an open-concept family room and dining area with ample seating. The gourmet kitchen flows into a beautiful sunroom, which opens to a patio featuring a full outdoor kitchen, grill, and serene pond views. The living room boasts a large sectional and an 85" Smart TV. Four bedrooms are located on this level, including the primary suite with a King bed, 65" Smart TV, and a private bath with a walk-in shower and garden tub. The three additional guest rooms each offer Queen beds and share a full hallway bath.

Upper Level: Upstairs is an entertainment hub featuring a massive 75" Smart TV, sectional sofa, and gaming table. This level includes two additional bedrooms: one master suite with a King bed, 55" Smart TV, and private full bath, and a second room equipped with Full-size mattress bunk beds.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

-The maximum occupancy is 17 people.

-There is parking for 4 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

Fabulous Family Vacation

This house was perfect for our family of 15. It was everything they said it was. The only thing I was disappointed in was the fact that trash isn’t emptied until Monday morning so after a week both trash and recycling were completely full. Either have extra bins or another trash pickup on checkout day. Otherwise everything was perfect.

We had a wonderful week! This house was beautiful, spacious, & well appointed! The outdoor grilling area, huge dining room table, & sun porch were great for our large family! We enjoyed the amenities at Bishop Landing! The shuttle really helped us all to get to the beach. We would definitely stay here again!

From the minute we arrived, we just loved this house. It is spacious inside for family gatherings and you can always find a place to relax with some quiet time. The community is beautiful and we enjoyed taking walks through it. I would highly recommend this home!

everything was great except they would only allow 8 People in the pool and 4 of my family members had to stay at the house each day it was terrible so if your group is more than 8 i would not recommend this property even Thow it sleeps 16 only half could use the facility's .

80th birthday celebration

Four generations gathered at this lovely home to celebrate my mother-in-laws 80th birthday. All she wanted was to be surrounded by 16 of her family members and this home provided that for us! The comfortable couch, large kitchen table and 4 season back porch provided places for making memories. My personal favorites were the outdoor kitchen/patio and 4 season back porch. Alexa throughout the house gave a sweet touch to our stay. We asked her to play oldies, songs for the great grandkids and everything in between. We had 3 minor reasons to call the management company (can opener broke, pantry light was out and ceiling fan on second floor was out of balance) and they returned our call immediately, were very polite and resolved all issues. Another unique benefit to renting this home was having access to the pools in the development. On two occasions, the birthday girl did not feel up to a beach trip and the pool was a delightful alternative. One day was spent at the larger pool (that conveniently has a separate toddler area) and our last full day of vacation was spent at the smaller pool located 1 1/2 blocks from the house. Now...let's talk about the garage!!!!!!! The organization of all the games, toys and equipment available was a thing of beauty!! One last item of detail that was appreciated by all were the identifying labels on every switch in the house! Sheer brilliance!! Thank you for sharing your home with us. We will never forget this vacation!

This home was better than the pics. Beautiful sunroom with A/C. Mornings on the front porch with coffee were lovely. Great place to ride bike or walk. The people we met were all very nice. Any issues we had were addressed promptly by Mario from 1st Choice Properties. This was a very relaxing space, well thought out.

Post Covid Family Reunion in Bethany Beach

The house is large, comfortable, clean and well-appointed. It had everything our group of 10 adults and 6 young kids needed for wonderful week at the beach. We also enjoyed the community pools and recreation areas and appreciated that 8 amenity passes were included with our rental.

The property was even better than the pictures. It was equipped with everything we needed. It was also very clean. The sun room was an extra treat. We had the perfect weather. It’s a very nice community. We walked the neighborhood everyday for exercise. First Choice Realty was on point. We would definitely rent this property again and recommend it to others.

Beautiful home

This property was the perfect location for our family beach reunion. The spacious layout provided excellent separate entertainment space for the kids and adults alike. The well-stocked kitchen enabled us to prepare evening meals with plenty of space for everyone to sit together to eat—all 16 of us. The entire property was extremely clean, and the bedroom layout/locations allowed our youngest family members to sleep undisturbed while the rest could enjoy various evening activities. We have been renting beach houses for over 40 years all over the east coast and have never stayed at a property that served our specific needs more perfectly.

Great House!

We were a little concerned in renting the house reading some of the previous reviews from prior years but the homeowners took the reviews to heart and have remedied everything commented on. The house is well stocked with everything you will need and then some. Beds are comfy and the house has those little extras that make you feel at home. Plenty of beach supplies in the garage, tons of board games in the game room, lots of space for a large family to have quiet spaces as well as come together for meals, movies, and games. Highly recommend this home!!

Fun getaway but not all the comforts of home

We selected a new location for our annual family beach getaway. In terms of size, the house was perfect for our large family of 12 (6 adults and 6 kids). The large dining table is definitely a plus for meals and games and the open floor plan allowed us to stay connected but to also spread out. However, within the house, many of the beds were extremely uncomfortable and the mattresses and pillows were very hard. It was difficult to get a good night’s sleep outside of the master bedroom. Also, there was no glassware in the home (only plastic plates and cups) and a limited supply of pots and pans making preparing family meals difficult. The pool and other amenities on the property were also a plus but note you may not receive enough passes depending on the size of your group.

Big House - Lacks amenities

Very large house that accomodated our large party. However, house lacked amenities I'd expect from something this big and nice. Only had plastic dinnerware and cups which I found to just be weird. Also, didn't have a large frying pan, only two small ones which again is bizarre for a house that is meant to host a large party. The property managers were FANTASTIC though as they took my complaints about that and went out and bought a large pan and more dinnerware on the second day. Also, the development needs more amenities. It has a large pool which is great but no basketball court, or "game room" for other types of activities to keep kids busy. So overall, it was a good home but I wouldn't stay there again.

Not worth the Money

Area is beautiful. The pool was amazing. But we had a large group with us & were given only 7 pool passes, so some of us got turned away from the pool area. After that we had to go to the pool in shifts. The house being big & new wasn't equipped properly. The mattresses in the bedrooms were TERRIBLE. The kitchen had scratched plastic dishes & glasses (not ceramic & not enough) that we couldn't use. Four coffee mugs for a house that sleeps 16. There wasn't a descent set of pots and pans to use either. Very disappointed.

Beautiful house, but a few areas for improvement

This house is very new and spacious for large groups. It was clean and well- maintained. The furniture/decor is all very nice and the entertainment system and TVs are great. I also loved the community pool! It was one of the best i’ve seen in these types of communities and had a baby pool and gradual entry into the big pool which was awesome for my kids. It also had an Olympic sized swim lane and was huge with plenty of chairs for lounging, even on crowded days. The house has vaulted ceilings, which are beautiful and lend to the open feel, but noise carries on both floors, so if you have early rising babies or toddlers in your group, everyone will wake up. Not a huge deal, but just a word of caution. On the down side, about half the mattresses in the house were rock hard. Maybe thats your thing, but i found them very uncomfortable and slept on the couch the last half of the week (both couches are very comfortable). And finally the kitchen was not well stocked. They had plastic dishes and cups that had been through the dishwasher one too many times. I feel strongly that in a luxury house, you should have ceramic plates and real glasses. Could be from Ikea or the outlets so its easy to replace if it gets broken, but overused plastic is just gross and i just kept thinking about all the plastic chemicals leaching into my food. Other items the kitchen lacks include serving dishes, a coffee maker, tea kettle, enough coffee mugs for the number of people the house sleeps (clearly our group appreciates being well-caffeinated, lol.) and Tupperware for storing leftovers. I’d say most of these downsides could be easily addressed.
