The Atlantic Beach neighborhood is an up-and-coming area that is currently undergoing a mini-renaissance with an influx of renovations and new construction and includes restaurants, bars, coffee shops, popular breakfast spots, a brand new convenient store, and a liquor store which are all a short walk away. The Tides is also right across the street from The Newport Beach House, Longwood`s beach-front wedding venue.

The town homes sit on a half-acre lot and have ample parking for you and your guests. Uber, Lyft and taxi cabs are also available for transportation.

This listing is for `HighTide`, one of two units in the building. The other unit, `Sea Side` consists of 5 bedrooms and 4 bathrooms and is also available. Both units can also be rented together, subject to availability. Please inquire for more information.

The Tides is fully furnished and styled similar to `The Sea Breeze Inn`, our sister boutique hotel that is just up the street. You can find the Inn online by doing a quick search.

This is a new home that recently finished construction. We expect our guests to take great care not to disturb our neighbors. We DO NOT allow house parties. Maximum occupancy is 10 adults and parking is limited to 5 cars MAXIMUM. We do not allow tape on the walls or glitter/confetti in the building.

Please note that this listing contains a `Minut` device inside the property that monitors noise levels/ temperature/humidity/motion but does not record audio. There is also a `Ring` security camera overlooking the parking lot to ensure guests have a safe and pleasant stay and our neighbors are not disturbed.

Absolutely going back!

My college friends and I and our families were looking to celebrate New Years in Newport in a home that was large enough to fit everyone comfortably. This home was A++ … the perfect amount of space for 5 families all with multiple children. The multi-level layout allowed for certain kids to take naps or have some quiet time if needed. The kitchen and family room space was amazing to have some folks cooking, eating , hanging or watching tv. The house is walking distance to everything you would need. Highly recommend!!

Everything about this house and the process of renting it was perfect! It was super clean! I loved the layout (three floors) so we all had our own space and with babies and small children we really needed all that room! The view of the ocean was just lovely and the location is amazing…very close to Newport. The Cliff Walk is just down the road and all the fabulous shops and restaurants are just a quick car ride away! Debbie and Leon are just awesome hosts! All I can say is that this is a perfect place to stay!

The Tides are two beautiful new homes with a great location and beautiful views. The owners are exceptionally helpful, providing cribs and highchairs, as well as a folding table and chairs. They respond quickly. Internet worked well. There are a lot of stairs both to enter the house, and once inside, as it is three levels. To get to the first floor, you first climb a set of outdoors stairs. Some further enhancements might be to provide extra pillows and towels and to flesh out the kitchen with some additional silverware and cooking items. We thoroughly enjoyed our stay and would return.

Cannot explain how much fun we all had in Middletown. Visiting for a wedding in Newport. Loved the quaint city life, mansions, coast, but so loved Middletown too: late night pizza, fish and chips, fishing , aquarium, cliff walk. We tried to do it all. We had a big family group: grandma to infant. Stayed in both sides of the house ! Clean, spacious, Perfect !!! Couldn't have asked for a better location in a brand new, beautiful home than at this location. It is directly across the beach and perfectly suited large groups / families. Each of the 3 floors in this home is meticulously designed and decorated and fully equipped. I was so impressed by the size of all the bedrooms and the convenience of being across the street from the beach, restaurants, and coffee shops. It is also a short walk to the Cliff Walk and a quick Uber ride into Newport's Downtown. It is the perfect retreat after a day of shopping, dining and excursions in town. Most importantly, the owners Leon and Debbie were really gracious and I really appreciated their responsiveness and hospitality. A+ Thank you!

Newport weekend

We stayed in this virtually brand new property. It is excellent for larger groups with5bedrooms 5 bathrooms. The living area on the 2nd floor is ideal for hanging out together as it is open concept. There are multiple outdoor spaces to sit and enjoy the beautiful view. Our group does an annual trip (5 couples) so we are experienced with VRBO. Only one critique of the property is it was lacking in some much needed items. We went to the store to purchase a broom and dust pan, garbage bags and a plunger which we left at the house. I think the owners could fill up with more items such as a cutting board. This is an easy fix and the home is amazing.
