4BR Family Home w/Game Room & Spacious Yard

Set up to be a place for groups, or families, to experience a piece of Manhattan while relaxing in the comfort of this lovely home! Spacious living areas to have a nice and relaxed day in. Check out our game room to spend some great quality time with friends and family.
The space itself is guaranteed to be clean, comfortable, and cozy!

The home has an open floor plan with spacious bedrooms and a bonus room upstairs. All bedrooms and living area are carpeted while the entry way, kitchen, and bathrooms are tile.

KITCHEN:
Our kitchen is stocked with the basics: plates, bowls, cups, flatware, knives, cutting boards, coffee, pots, pans, cooking utensils, and a toaster. Anything else will need to be brought along with you! We occasionally have other supplies that have been left by past guests such as condiments, seasonings, foil, etc. but these are not guaranteed.

Guests have access to the entirety of the property.

We live in town and are typically available to help throughout the stay if problems occur. Contact us through the app or the phone number provided.

A very family friendly, safe neighborhood. Quiet and kind neighbors with clean and well lit streets for early morning or late night walks!

Check out our featured game room located in the garage stocked with a pool table, ping pong table, foosball, and a pinball machine.
Here are the things that we expect from you as a Guest:

SMOKING
-No smoking inside the unit
-If there is a violation of the no smoking policy, there will be an extra charge fee of $200.
-The term Smoking used here includes Marijuana, Cigarettes or anything of the like.
-Please see bnb guidelines about smoking for further details.

PETS
-No pets are allowed inside the unit, unless otherwise approved with host under certain stipulations.

PARTIES/EVENTS
-There are to be no parties or events held on the property. In regard to gatherings, greater than the listed capacity (10), please communicate with host to be approved or denied based on the nature of the gathering.
-Please see bnb guidelines about parties/events for further details.

CLEANING
-If, at the end of the Guest's stay results in excess mess that requires more than the typical cleaning procedure, including the Covid-19 cleaning guidelines, there will be an extra cleaning fee of $150.

QUIET HOURS
-There are not specified quite hours outside what bnb has implemented in their guidelines and guests are expected to look to those guidelines for what they are. The main idea is to just respect any surrounding neighbors. Please be mindful.
-Any complaints will be addressed on a case by case basis and may result in extra incurred costs to The Guest.

DAMAGES/STOLEN ITEMS
-If an item on the property is broken or damaged as a result of the Guest, a photo is to be taken of the damaged item and sent immediately to the Host. Fees will be incurred based on the item cost to fix or replace said item (if the item cannot be fixed to an acceptable/safe standard).
-Accidents happen. If there is an accident, please just reach out immediately to figure out what we can do.
-If an item is taken from the property, the Guest will be charged for the full price of the item to replace if not returned within 24 hours of checking out. Exceptions are made if Guest is actively trying to return item, by communicating with the Host, but it takes more than 24 hours. The limit is three days, otherwise the Host will have to charge for the replacement of the item.


These rules are not to limit you as a Guest but to just be mindful of the people around you and help us out as Hosts. The biggest thing is, we want you to enjoy your time with us! We are pretty gracious with most things but need to lay these out in order that you are made aware of things that may slip our minds as we have some good times.
