The standard room was dark, shower was broken and the general hotel very dated. Breakfast very limited not worth paying for. The rating was 8.8 this was only a 7 at most

Liked: Staff & service
The entrance hall was dimly lit and tired; the carpeting generally on staircases was grubby, paintwork chipped. That said, the bar and restaurant areas were attractive and clean; the staff were very pleasant. The room was superficially all right but details let it down: fugged-up windows, mouldy shower with a broken screen and a scruffy cupboard under the sink. I was surprised that no cereals, fruit, yoghurt, cakes were offered at breakfast to accompany a decent English hot plate.
Comfortable, clean, large rooms with sizable en suite, fresh attractive decoration. Perfectly located 10min walk into the town with a choice of restaurants and walks.

Lyndhurst stay
Very pleasant stay, but felt more like a b and b rather than a hotel. Breakfast was very good but basic, no youghurts or muffins and no fresh orange juice. It was great to see a fish dish being offered., and all was extremely well cooked. Would say it would be a good place to stay with a dog. In a very good location, 10 minute walk to Lyndhurst village.
Water in shower was only lukewarm, silicone sealant was all black and mouldy, grout around tiles dirty and required cleaning, but comfy bed. No evening food available after 7.30 so had to go out to eat.
The staff were friendly and helpful and assisted us with our cases. The room was large, clean and comfortable, and the en-suite too, with all amenities.
The water was almost hot enough but not quite.
Breakfast was okay but not great. We asked for marmalade and were given one little pot to share. I would normally expect to see a choice of cereal, fruit juice rather than squash and a selection of fruit. We went into Lyndhurst for breakfast after the first day.
I would have expected to have the rooms seen to every day, mugs and glasses replaced and coffee and tea replenished, and bins emptied. Staff did provide replacement sachets if requested but he had a large collection of mugs and glasses when we left.
I did feel the hotel seemed a bit tired although every attention was paid to our comfort.

We booked a last minute stay at this hotel, the staff here are warm and friendly and a credit to the hotel, our room was lovely, spotlessly clean and had the advantage of a spa bath in the en-suite bathroom. The downside was the two flights of very steep stairs to negotiate to get to the room( not a problem for myself and my daughter) but I can imagine it being quite a challenge for some, especially if you have heavy luggage with you so I would recommend that if booking here you make sure that any room allocated to you is accessible for your own personal needs.
Breakfast is a cooked offering which has to be ordered the night before, there is NO orange juice, cereal, fruit or other extras that are usually on offer at other hotels we have stayed. The full English we ordered was quite small but it was tasty and well cooked (with a perfect poached egg) the staff were happy to bring us more toast when we asked.
Following our stay the only negatives that we would like to mention are :
The hot water wasn’t hot ! after one shower it ran out !
There was a very strong smell of weed on the landing outside of our room which penetrated into our room ( presumably from another guest ) but with no staff available on site after 10pm this wouldn’t have been noticed or addressed by the establishment.
Finally, the tea/coffee making facilities are on a very low table in the room we stayed in, which made preparing drinks both tricky and messy without kneeling on the floor to do so.
Breakfast was amazing.. catered for my wife needs even though some items were not on the menu . The only issue I had was the hot water for the shower was just warm as well as the sink . The bath hot water was at ideal temperature. Shower head needs to be descaled.

Really lovely, comfy hotel. We had a superior room and it was very spacious. Lovely big bathroom too. Nice to have a fan in the room too as often you have to ask for these things. Could do with a little bit of attention in the bathroom (bit of mould in places) and a coat of paint on the ceiling above the fireplace. Breakfast was lovely and cooked fresh. You have to preorder the night before and state what time you would like it. Thought this a bit odd initially but it worked well. Service was excellent. Would have liked a selection of cereal, fruit, juices etc before the cooked option. There was 'juice' but to be honest, it was very diluted - didn't taste of anything! All in all a nice little break and we'd definitely stay again. 😊👍
We booked a 3 night stay for my husbands birthday. The room smelt of damp and there were cobwebs everywhere. The WiFi didn't work well and the TV in the room couldn't get all the terrestrial channels. There was no maid service, so the room wasn't cleaned for the whole time we were there. Did not feel like we got value for money.
Our room was spacious, modern and spotlessly clean, awesome power shower too.
The staff were kind and friendly.
Breakfast was delicious.
Location is ideal as its only a 5 minute walk to the village centre with all its pubs, restaurants and shops. Plus walks in the National park begin just across the road.
Booked this hotel by the rating Excellent, please don’t get me wrong it was nice , but it is a guest house not a hotel, tv no signal no Iron , below par hair dryer from 1990 , Bar closes at 10pm also door locked at 10pm A clean and tidy Guest house
Having been before, we were expecting a great visit. However, we had to endure cold showers because the shower had a fault, which, to be honest, they tried to fix but were unsuccessful. The room was cold on the Friday but the heating was turned on more on Saturday. The towel rail wasn’t on when we arrived and staff were unsure on how to turn it on.After a day we figured that we needed to switch it on from outside the bathroom, from a switch on the wall. We heard next door at 6am talking but other than that it was quiet. Staff were friendly and tried to help but sadly were unsuccessful. Bed comfortable and plenty of tea and coffee.
