The Home

The Summer House at Peony Hill was designed to bring people together while still offering quiet spaces to retreat and relax.

Guests enjoy welcoming gathering spaces throughout the home including:

• A warm living room with gas fireplace
• A large dining area seating up to 20 guests
• Multiple comfortable sitting areas for conversation
• A spacious country front porch with seating for up to 14 guests

These spaces create the perfect setting for family visits, celebrations, and relaxed evenings together.



Suites & Sleeping Spaces

The Summer House offers beautifully appointed suites designed for comfort, privacy, and relaxation.

The Primary En-Suite features:

• A luxurious king bed
• Full-size pull-out sofa with memory foam mattress
• Large 4K television
• Private adjoining den with gas fireplace

The spa-inspired primary bathroom includes:

• Two-person jetted soaking tub
• Walk-in shower
• Double vanity sinks
• Private water closet

A granite breakfast and coffee bar with refrigerator, microwave, and bar sink adds extra comfort for guests during their stay.

Summer House at Peony Hill Rental Rules

1. Smoking is not permitted. Guests agree to pay for any or all expenses regarding deodorizing and cleaning premises if evidence of smoking is found. No Fireworks Permitted.

2. Pets are not allowed with the exception of certified service dogs. Guests agree to pay for all expenses regarding damage to the premises if evidence of a pet is found. The certified service dog shall be always leashed outside of the main house due to large animals residing on property. Bring your crate for crating.

3. Access on property is limited to Manor house, driveway and the grounds behind the Manor house. If you wish to tour the barn, please contact the owner. DO NOT enter the horse paddocks and Please do not feed the horses as they are on special diets.

4. Owner shall not be responsible for any accidents or injuries to Guest, or his or her family or guests that occur while Guest is on the premises.

5. Owner shall not be responsible for damage to, or loss of, personal property belonging to the Guest or his or her Guests while on the premises.

6. Guests expressly assume the risk of harm arising from their use of the premises, as well as, the risk of any harm to guests they invite to use the premises to include the pool and hot tub.

7. Guests shall keep the property and all furnishings in good order and is responsible for any damage incurred during the term of the agreement.

8. Guests agrees to indemnify Owner for any damages to the premises, grounds, furnishings and household items, which is a result of their occupancy, excluding normal wear and tear. In the event that damages result from Guests occupancy, Owner is authorized to use the security deposit for those damages.

9. Owner shall be responsible for all utilities, trash collection, pest control services, Wi-Fi and internet services.

10. This agreement may be amended only upon the written agreement of each of the parties.

11. This agreement shall be construed and enforced in accordance with and governed by the laws of the Commonwealth State of Virginia.
