This updated Lexington retreat is perfect for families or groups, comfortably sleeping up to 10 guests. The home features a king bed in the master, a queen in the second bedroom, a full in the third, two twins in the fourth, and a full-size pull-out couch in the living area. Spend sunny afternoons in your private pool, enjoy a friendly game on the pool table, and unwind in the open living space. By renting this home, you acknowledge and assume the risks associated with the property and it`s activities ( including swimming, using the firepit, stairs, etc.), and you agree to release the owner for any liability for injuries that may result from participation in these activities.

The property has unlocked access tot he pool. Guests are responsible for their children. Children must be properly supervised at all times, especially around the pool. Children are not allowed in the pool without an adult present. Babies must wear a snug-fitting diaper under their swimsuit.

Swim at your own risk- there is no lifeguard on duty. No rough play in the pool, including pushing, drinking, or wrestling. No diving in the pool to due to its shallow dept. Running on the pool deck is prohibited. Eating, drinking, or chewing gum is not allowed in the pool. Glass bottles and items are not permitted on the pool deck. Do not swim under the influence of alcohol or drugs. Please remove any bobby pins or hairpins before entering the pool to avoid clogging the filter. Do not throw rocks or other objects int the pool, as they may damage the bottom.

Only guests of the property are permitted to use the pool or access the property. Before entering the pool please rinse off to remove contaminants. Pets are not permitted in the pool or on the property.

Starting in April the pool is professionally cleaned once a week to start getting it fresh and ready for your enjoyment. The pool is NOT heated and is open seasonally from mid-May through October. Please note that during pollen season and fall season and periods of inclement weather, debris may accumulate between cleanings. While we do our best to maintain the pool, nature can sometimes make it tricky! Thanks for your understanding and we hope you enjoy your stay!
The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without a refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.
No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older to book one of our homes.
While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.
Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without a refund.
No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.
No illegal substances or activities on the premises.
If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.
If the house is left in a state that requires additional cleaning, we will charge a fee that covers the additional expense.
Early check-in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.
Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.
If personal items are left behind a fee of $25 + shipping costs will be charged back to you.
