EVENT AND GUEST POLICY

For the purpose of this listing, any activity beyond the registered overnight stay is considered an event. This includes but is not limited to: gatherings, parties, celebrations, dinners, reunions, ceremonies, meetings, or get-togethers of any kind.

- No outside guests (anyone not included in the reservation) are permitted to enter, visit, or stay at the property without prior written approval from the host.

- If outside guests are brought onto the property without written approval, or if the property is used for any event or gathering, an event fee will automatically apply and may result in cancellation of the reservation without refund.

- Event fees vary based on the size and nature of the event and must be arranged and approved before check-in.

- Our property is for registered guests only. Please respect this rule to avoid penalties and ensure a great experience for everyone.

- No fireworks or smoke machines—this is agricultural land with animals around.

- Weddings/Tents (Max 150 people) are allowed for an additional fee—please inquire about availability and pricing.

- Indoor Event Decorations: No tape, putty, pins, or adhesives on walls. Please provide clear details of your decor plans or use our preferred vender to avoid penalties due to damages.

- Unauthorized Parties or Events Fee: $3,000 (To avoid this penalty, please inform us if you plan to host an event or party).

-Please be mindful of the tenant and keep indoor noise at a respectful level, even though the 10 PM quiet hours apply only to outdoor areas.

- Maximum parking capacity: 50 cars

*This fee is charged on top of the nightly Airbnb rates and will be proceed through airbnb after the initial booking is complete.

-for all inside events furniture in the main living room removed for an event, a $300 fee will apply for removal and restoration before and after your stay. No other furniture may be moved or removed.

HOT TUB AND POOL ADD ON RATES:

- To use the swimming pool, you must request 48 hours in advance—there is a fee for heating the pool and a cleaning fee for the pool and hot tub which will be additional to your booking charge.

- To use the Hot tub, you must request 48 hours in advance and there is a cleaning fee.

POOL FENCE RULES:
- For the safety of all guests — including adults, children, and visitors — there is a fence installed around the pool. This fence is a required safety feature and must not be removed, altered, or tampered with at any time
- Please note that the pool slide is currently out of service. We apologize for any inconvenience this may cause.

ADDITIONAL HOUSE RULES AND INFORMATION:
- There is a tenant in the private basement suite. They do not interfere with your events or stays.

- All booking alteration requests for a shorter stay than the original length will be denied.

- Date change maybe accepted as long as the stay remains the same length or longer.

- Early check-in and late check-out are not available. If you require either, we recommend booking an additional night to accommodate your schedule.

- Check-out is by 11:00 AM. Late check-out is available for a fee of $100 per hour.

- No smoking or vaping on the property ($1000 fee for violations).
- No pets allowed
- No unregistered guests.
- No food or drinks on beds.
- No loud noise or music between 9PM – 9 AM.
- Respect the neighbourhood.
- No shoes in the house or on beds.
- Keep the house clean.
- Load your dishes in the dishwasher and turn it on before check-out.
- Dispose of garbage in designated bins before check-out.
- Place all recycling in the recycling bin before check-out.
- Maximum sleeping capacity: 24 guests. Additional guests will be charged $100 per person.
- Failure to clean up after yourself will result in a $1000 deep cleaning/unexpected cleaning fee.

• Please double-check all personal belongings before leaving—we are not responsible for lost or forgotten items. If valuables need to be returned, a $75 handling fee will apply in addition to shipping costs and any other fees incurred.

-Events & Gatherings
Please note that any gathering beyond regular overnight stays is considered an event. This includes (but is not limited to) dinners, reunions, birthdays, “small functions,” graduation parties, or similar activities. All events must be pre-approved, and additional event fees will apply. Unauthorized events may result in $3000 charges or a possible cancellation of the reservation due to the risk of it being an unauthorized party. Please make sure to clearly entail your event or gathering plans before booking.
