8/10 Good

Overall, we had a good stay. The property was well-stocked with quality appliances, quiet (no road noise), ample towels/bedding, and within walking distance to shops and restaurants. There were minor cleanliness issues that the very responsive and helpful property manager addressed promptly. They offered both housekeeping and a discount to make up for it (much appreciated). A few maintenance items were also flagged for future guests. The main concern: this building isn't ideal for families with young children. Pool rules are unusually strict—no toys, max 4 people per unit. While noise restrictions make sense for a mixed-use building, a full ban discourages family fun. An adults-only time (e.g., after 6pm) would be more reasonable. We recommend the listing clearly highlight these restrictions so families can decide accordingly. We won't return due to the seemingly family-unfriendly atmosphere (mostly retirees), though the property itself is fine. Note: parking is compact—we couldn't open our minivan's driver door without backing into a bit of addition space behind it. This should also be listed. With cleanliness and maintenance items sorted, it’s a good place for a couple who want a well appointed space close to Kona town.
