To help ensure a smooth and enjoyable stay, please keep these details in mind:
• 🚭 Smoking: The home is entirely smoke-free. A $599 deep-cleaning fee applies only if smoking occurs indoors.

• We’re happy to host pets with prior approval. Pet fee applies
• 🕒 Quiet enjoyment: Kindly respect neighbors by keeping outdoor noise low after 10 PM.

Before Arrival

A short rental agreement will be sent for signature before your stay — just to confirm details and ensure check-in goes smoothly. ok

You will have exclusive access to the entire property, including both living units. Enjoy the convenience of a private entry and dedicated on-site parking for up to four vehicles.

1. Agreement & ID
Primary guest must sign our Rental Agreement and provide a valid government-issued photo ID before check-in. Failure to comply may result in denied access with no refund.

2. Check-In & Checkout
Check-in: 4:00 PM | Checkout: 10:00 AM
Early/late access subject to availability — contact host in advance, fees apply.
Unauthorized late checkout: $100/hr. Over 2 hours: full nightly rate.

3. Pool & Rooftop
Pool heating: $25/night, entire stay only, 24-hour notice required. Not guaranteed below 50°F outdoor temp.
Children must be supervised near the pool at all times. Use at your own risk.
Rooftop: No unsafe behavior. Guests use at their own risk.
Grill: Propane provided. Clean after each use or additional cleaning fee applies.
⚠️ No refunds for temporary unavailability of pool, rooftop, grill, or other non-essential amenities. Report issues immediately.

4. Occupancy & Noise
Maximum occupancy as listed. No unregistered visitors or parties.
Quiet hours: 10:00 PM – 7:00 AM per City Ordinance.
Violations result in immediate eviction.

5. Smoking & Pets
Smoking/vaping: Strictly prohibited indoors and outdoors including the rooftop. $599 fee applies.
Pets: 2 max with prior approval ($100/pet). Off furniture at all times. Unauthorized pets: $250 fee.

6. Parking & Property Care
Parking: Driveway only, 4 vehicles max. No street parking — unauthorized vehicles may be towed.
No moving indoor or outdoor furniture. Violations incur relocation fees.
Trash must be bagged and placed in designated bins before checkout.
Lockout fee applies if host assistance is required.

7. Duplex Structure
Both units are included. Units are not internally connected — each has its own entrance, kitchen, and living space. Guests must respect shared spaces (pool, rooftop) and each other`s privacy.

8. Checkout Checklist

Set all AC thermostats to 75°F
Lock all doors and windows in both units
Start dishwashers in both kitchens
Place used towels in bathrooms
Bag all trash and place in bins
Return all furniture to original positions
Lock rooftop access door
