Apartment in a strategic location, on the second floor of a late 19th-century building without a lift.The apartment is very quiet, with pleasant views overlooking the courtyard and the cityscape. It combines modern elements with traditional features such as exposed wooden beam ceilings and characteristic Florentine terracotta flooring.Recently renovated, the apartment consists of a bright living area with a dining table, kitchenette, sofa, and TV. The property also includes two double bedrooms—one with a private bathroom—a shared bathroom with a shower, and a laundry area.

Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).
The apartment is located in a restricted traffic zone.
Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.
Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required. 

As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature.

City Tax: € 6,00 per person per night to pay at check-in for a maximum of 7 nights

BY BOOKING MY APARTMENT, YOU ARE ACCEPTING THE FOLLOWING RULES: - In accordance with current anti-terrorism legislation, during check-in we will ask you for your ID or passport to be registered with the Department of Public Safety. If you do not have the documents or lack the required information by law we will not be able to check you in. - Check-in time is from 2pm to 8pm. Late check-in, if previously agreed, is possible at a cost: • From 8 PM to 10 PM, 50 Euro • From 10 PM to Midnight, 80 Euro • From Midnight to 2AM, 100 Euro - Check-out time is 11:00 am; - Other possible guests have to be previously agreed with our staff; - Parties are not allowed; - Please be quiet after 11 pm and avoid to slam the doors; - Smoking is NOT allowed inside the apartment; - Pets are allowed on request. A supplement of € 20 per stay will be required; - Crib and high chair are available on request: € 20 per stay; - If anything breaks, please let us know. We will come to check it; - Take care of your keys. In case of unreturned and or lost apartment keys, you will be charged 50 Euros for the replacement of the lock for safety reasons; - For urgent interventions caused by guests out of office hours (From 22:00 to 08:00) a payment of 100 € will be required; - The apartment is situated in a limited traffic area (ZTL) reserved to residents, therefore you can’t park your car everywhere. The only way to enter the ZTL without getting fined and to park your car is to bring it in a private parking situated inside the Limited Traffic Area. Parking is possible in a garage (for an additional fee) very close to the apartment or outside the city center (cheaper) and then reach the apartment by bus. Feel free to contact me to get information about the closest parking garage. HEATING RULES: according to Law n° 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season 2022-2023, the start-up period of the heating systems, for the Municipality of Florence, is allowed from November 8th to April 7th , for a maximum of 11 hours per day.
