House Rules:
1. All guests are required to sign a rental agreement before receiving check-in instructions.
2. All early check-in can be requested a day before the arrival date and it is subject to our approval. The rate is $20 per hour before check-in time. Standard Check-in Time from Mon-Sat: is at 4:00 PM and 5:00 PM during Sundays.
3. Late check-out is subject to approval and must be notified in advance. Standard Check-Out Time is 10:00 AM. Late check-out at 11:00 AM costs $20.00. At 12:00 PM it costs $40.00. Any guest checking out beyond 12:00 PM is subjected to a penalty of $300.00 and immediate expulsion.
4. Pets must be disclosed and approved in advance. NO PETS over 50LBS. There is an extra one-time fee per pet per stay (not included in the booking total and will be collected through the resolution center). Extra Pet Cleaning Fee are as follows: 1-2 nights: $100/pet; 3-6 nights: $150/pet; 7-29 nights: $250/pet; 30+ nights: $300/month/pet.
5. Visitors are generally not allowed without previous notification. Please, notify us about any visit to analyze your request.
6.Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building. There is a $1000 fine if discovered or reported.
7. Strictly observe Quiet Hours: 10pm - 8am. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains of excessive noise.
8. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels.
9. Please don’t use the face or bath towel as a kitchen towel. There will be a $10 charge if face towels are stained. If there is no paper towel, please let us know.
10. Please be advised that we do not provide extra towels and sheets. You are most welcome to bring your own towels and sheets if you will be needing more.
11. Please be advised that an additional cleaning request during your stay would cost $150.00
12. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail.
13. You will be charged for any missing or damaged items. There is a $600 penalty for lost keys/clicker/fob.
14. Do not alter any safety device. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.
15. If any damage or issue arises that requires repair, we will notify you promptly. Repairs may occur without prior notice and cannot be used as a reason for a refund
16. $600 penalty for lost or damaged key/ fob / parking permit. $500 penalty if you’re locked out and will need us to send someone to assist you.
17. All stays longer than 29 days must be cleaned by our housekeeping team. This service will cost $150, which must be paid for by the guest.
