This single level, family home is located right in the heart of Cowes. An easy walk to all amenities.
This house is light and bright throughout. Is suitable for two families or couples to share.
Large open plan kitchen, living and meals area with a 55 inch wall mounted flat screen TV with Foxtel platinum and DVD player. No wifi.
Wood combustion heater for those winter getaways. A split system, heating and cooling for those cold nights and hot summer days.
Electric cooking facilities include microwave and dishwasher.
This 5 bedroom property comprises king size master bedroom with ensuite, and plenty of cupboard space. There are 4 additional bedrooms equipped with ceiling fans. A central bathroom with shower and large corner spa bath. A separate toilet off the laundry.There is a comfy games room for the kids, with TV Xbox, DVD's, books and games to entertain.
Undercover rear deck with bi-fold windows to BBQ area and large outdoor dining setting, a grassed area for the kids to play and parking for 2 cars within the property. NOT PET FRIENDLY

NO LINEN SUPPLIED - Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival.

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.

This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.

You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.
NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.

CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded

KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.
