Welcome to Our Charming 3-Bedroom Retreat in Cottonwood!
Escape to the heart of Old Town Cottonwood with a stay in our 3-bedroom, 2-bathroom house. This labor of love was a full gut remodel that we completed ourselves (along with a few other tradesmen) in Nov 2023 with the goal of updating to today`s standards while preserving the history and charm of Cottonwood for a magical guest experience. We hope you’ll feel as at home as we do here!
Perfectly situated off of Main Street, the home provides walking access to Old Town Cottonwoods tasting rooms, shops, and restaurants! Just 25 minutes into Sedona and 20 minutes to Jerome. This home is your ideal base for exploring all that Cottonwood and it’s beautiful surroundings has to offer.
We’ve partnered with our favorite local vineyard to provide a bottle of wine with every stay!

Our three bedrooms are designed for your utmost comfort.
The master suite features a king-sized bed, open concept closet, and an ensuite bathroom providing a luxurious retreat.
The 2 additional bedrooms offer queen-sized bed and full-sized bed.
All bedrooms are complete with plush linens, sound machines, and aromatherapy diffusers ensuring a restful night`s sleep for all.

Two well-appointed bathrooms are at your disposal. The living room bathroom features a bathtub/overhead shower and the ensuite features a spacious rainshower.
Fresh linens, essential toiletries, blow dryers, and plush towels are provided for your convenience

★Outdoor Oasis★
There’s plenty of room on the side of the house that serves as our yard area. There’s a fire pit featured in the enclosed area surrounded by benches. This is the perfect place to relax with human and furry friends!
★Location★
Our house is conveniently located near Verde Valley. Explore the local wineries, visit the historic Old Town, or take a scenic hike in the surrounding nature areas. Cottonwood`s charm is at your doorstep.
★ Cottonwood Seasonal & Local Highlights ★
Spring (Mar–May): Wine tastings on the Verde Valley Wine Trail, strolling Old Town Cottonwood, and outdoor activities like hiking and birdwatching at Dead Horse Ranch State Park.
Summer (Jun–Aug): Cool off at Slide Rock State Park, enjoy kayaking or tubing on the Verde River, and visit the Cottonwood Farmers Market.
Fall (Sep–Nov): Wine and harvest festivals, hiking in the nearby Red Rocks, and seasonal art and music events in Old Town.
Winter (Dec–Feb): Scenic Verde Canyon Railroad rides, holiday events in Old Town, and comfortable day trips to Sedona and Jerome.
All Year Round: Explore Historic Old Town Cottonwood, enjoy Western-themed shows at Blazin’ M Ranch, and visit the Verde Valley Wine Trail for local wineries.

★Notes★
While this home is pet friendly, there is a dog next door that sometimes barks. If you plan to bring your dog outside to the gated area, know that there is also a dog next door.
For heating and cooling, the house is fully equip with mini splits in every single bedroom and living area so you’ll be able to easily control temp as you wish!
While we ask for no shoes, the floor is cold so we encourage house slippers or thick socks! We’ll be working on providing complimentary slippers by January stays.
★ PETS ★
We allow up to 2 pets with an additional $100 pet fee to cover extra cleaning. For more than 2 dogs, please inform us in advance; as an extra fee of $50 per dog will apply.
★ REPORT DAMAGES ★
If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.
★ NO SMOKING or VAPING ★
Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.
★NO PARTIES ★
No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.
★NOISE & SECURITY ★
Violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with NO refund and a $500 fine with possible legal action.
★ CANCELLATION ★
Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 5% deduction to cover processing fees.
★ DATE ALTERATIONS ★
We understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments). This allows us sufficient time to secure a replacement guest after reserving the dates for you.
NOTE:
Refunds won`t be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity

To ensure a fantastic stay for everyone, please keep these guidelines in mind:
- Enjoy our smoke-free environment, indoors and on the patio.
- Let us know about additional guests so we can prepare accordingly.
- For Pet lovers, we welcome up to 2 small furry friends for an additional $100! If you`re bringing more than 2 dogs, just let us know—there`s an extra $50 per pet.
- Help us maintain our beautiful space by promptly reporting any accidental damage.
- If you leave something behind, we’d be happy to mail it back for a $30 fee, in addition to the shipping costs, to cover retrieval and handling.
- Regular mail delivery isn`t available at this property due to locked mailboxes. You`re welcome to have packages (including Amazon) delivered during your stay, but please note that we`re not responsible for any lost, stolen, or misdelivered items.
- Please respect the peaceful neighborhood atmosphere between 9:00 PM and 7:00 AM. Violations may lead to the termination of your reservation.
- Please keep doors closed: Refunds won`t be provided for bug sightings inside or outside the property, as this is common in Arizona due to seasonal bug activity.
