This family friendly newly built mountain home features 3 bedrooms and 2 full bathrooms. It offers a modern luxury feel with large gourmet kitchen, vaulted family room with fireplace and smart television entertainment system, and dining for the whole family. Everyone will appreciate the outdoor spaces including the covered porch with hot tub with seating area, as well as the deck with fire pit and gas grill. The family's favorite feature will be the game room with ping pong table, basketball game, cornhole, pool table, and board games.

All will appreciate the open floorplan with vaulted ceilings. The split floorplan features a large master king bed suite with a dedicated workspace and a beautiful master bath with dedicated shower and soaking tub.

The 2 extra bedrooms have 2 twin beds each with trundle beds to sleep all the kids and their friends. Home also includes sleeping crib, high chair, and a pack n play.

Indoor Living: Smart TVs, home theatre, fireplace, large modern kitchen, dining area for 8 and breakfast bar, dedicated workspace, game room, ping pong table, pool table, games and books.

Kitchen: modern kitchen with stainless steel appliances, island with breakfast bar, drip coffee maker, coffee grinder, crockpot, toaster, blender, microwave, kettle, ice maker, water filter, dishware/flatware, basic cookware essentials.

Outdoor living: Hot tub is in an enclosed covered porch with seating area, deck with gas grill, fire feature, and outdoor seating.

General: Free high speed wifi, keyless entry, central heating system, laundry detergent, iron/ironing board, beach towels, complimentary starter of toiletries, trash bags, paper towels.

Note: 3 outdoor security cameras facing out. Parking available for 4 vehicles including trailer parking.

During winter months AWD or 4WD is recommended.

Guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
For your heath and safety a professional spa technician will perform weekly maintenance on the hot tub. We will make every effort to notify you before technician arrives if possible. Technician will only need access to the hot tub area.
-Fire bans may occasionally happen. The timing of this is out of our control. This may mean not being able to use certain fire features. Live burns and fires outside are strictly not permitted. Please check Teller County Sheriff's website for additional information on local fire bans.

For your safety and peace of mind, there is a camera at the front door. There are no indoor cameras—your privacy is very important to us.
🚙 ATV/UTV Policy
Please note that unlicensed vehicles (like ATVs or UTVs) cannot be driven on county roads. We recommend trailering them to nearby off-road trails.
🚭 No Smoking
Absolutely no smoking inside the home. A deep cleaning fee will apply if smoke is detected indoors.
⏰ Checkout Time
Please respect the designated checkout time. Late departures may incur additional fees, as we need time to prepare for the next guests.
🎉 No Parties or Events
To keep things peaceful for everyone, we do not allow parties or events at this property.
👥 Guest Count
The number of guests must not exceed what is listed on your reservation, unless approved in writing ahead of time.
🔇 Quiet Hours
Per HOA guidelines, quiet hours are from 10 PM to 8 AM. Thank you for being considerate of our neighbors!
🔒 Firearms
Please do not leave firearms unattended on the property for safety reasons. If left behind, we will securely store it for you to retrieve.
📦 No Mail or Packages
We are unable to accept mail or packages at the home. Please ship items to a local Amazon Locker or UPS store.
🏢 No Commercial Use
This property may not be used for commercial purposes without prior written approval.
⌚Early Check-in/Late Checkout: Available at $35/hour (must be pre-approved & paid in advance).

🐶 Pet Policy
We’re happy to welcome your furry friends! Up to 2 dogs are allowed with a $50 pet fee. If you’d like to bring more than 2, just reach out—additional dogs may be approved for an extra fee.

🛋️ Fur on Furniture

🔧 Amenity Malfunctions & Refunds
While we do our best to ensure everything is in working order, occasional issues can arise—especially during short turnovers. Refunds for broken amenities are not guaranteed, but we’ll make every reasonable effort to address and resolve the issue promptly once we're notified. Your comfort is important to us, and we appreciate your understanding!
