This property is located in the Chang Pueak district just 5-10 mins walk from and outside the old city's north gate; MAYA Mall and Niman Road are just a 5-minute drive away, and there are some mookta eateries as well as a very good night food street nearby.
I was given a comfortable and quiet level-3 double room with a window view of a nearby temple and Don Suthep mountain.
The guesthouse provides 2 bottles of mineral water daily, but *no* kettle nor water dispenser whatsoever, so if your drinking water runs out, you'd have to trudge 5-10 mins to either of the two convenience stores nearby. I'd rate the property a 5/5 if they provided drinking water (or a means to boil tap water) beyond the 2 bottles of water.
I was unlucky as both stores had run out of water on the night that the guesthouse had forgotten to replenish my mineral water that I was expecting when I returned to my room. The guesthouse owner's blase, unempathetic and rude attitude (hanging up the phone on me) the following morning did not appease my annoyance.
Housekeeping was erratic as during my week-long stay the housekeeper did not visit/clean my room several times; consequently I had no drinking water in the room on some days, as mentioned above. My room also hadn't been cleaned prior to my check-in; consequently it was very dusty, and I had to ask for a rag to do a quick cleanup myself.
